Description
Nestled in picturesque Lochranza, this charming traditional detached villa enjoys a prime position, and a stunning outlook over the ruined castle and inland bay.

This magical home enjoys spacious accommodation, with three bedrooms and three reception rooms, in addition to a garage, a workshop and delightful mature gardens. It represents a superb opportunity as a second residence, a holiday let, or an idyllic island home for those seeking a quieter way of life, in this sought-after enclave of the Isle of Arran.

Set behind delightfully landscaped front gardens, this white-painted, stone-built villa exudes instant traditional charm. The front door welcomes you in to a large, central reception hall. To the right is an elegant living room, offering a wonderful space for relaxing and socialising, whilst enjoying the stunning castle views, framed by a front-facing picture window. Here, trendy tartan carpeting, paired with soft dove-grey décor, ensures a tranquil setting for a range of comfortable lounge furniture, whilst a warming multi-fuel stove caters for cooler evenings. Accessed from the living room is a large sunroom and a conservatory, creating a generous and sociable flow of living accommodation. The stunning sunroom boasts a triple aspect, affording a panoramic front view and a sunny, rear garden outlook. It offers room for both lounge and dining furniture, giving rise to a space perfectly designed for everyday living and entertaining. The south-facing conservatory (accessed via French doors) is a further, glorious, sunny seating space for year-round enjoyment of the rear garden. Across the hall, the impressive formal dining room shares the front-facing castle views and offers ample space for seated dining for convivial get togethers. It features similar chic décor to the living room, with an atmospheric backdrop of a waterfall-themed feature wall. Next door, the kitchen enjoys a generous sweep of fitted white cabinets, paired with granite-inspired worktops and splashbacks, and housing a smart, red Rayburn cooker, and a freestanding fridge/freezer, dishwasher and washing machine. The cleverly designed space includes a handy central island, with a breakfast bar, perfect for socialising whilst cooking. Completing the ground-floor accommodation is a well-appointed family bathroom, replete with a wc-suite, a bath and a separate shower cubicle, enveloped in practical wet walling.

Stairs curve from the hall to the first-floor landing, off which a conveniently-located WC and three cosily-carpeted double bedrooms are accessed. The two larger bedrooms enjoy exceptionally generous proportions, delicately-patterned styling for added luxury, and a dual aspect, with elevated front and rear facing outlooks, whilst the remaining room tranquilly overlooks the water. Finally, this lovely home is heated via the oil-fired Rayburn and enjoys double glazing for added efficiency.

Outside, the villa nestles within mature front and rear gardens. Behind the property, the southerly-facing patio is a suntrap seating area for alfresco entertaining. Rising beyond here, an upper level boasts a magical, natural waterfall, and offers a perfect space for an outdoor gin deck! Completing the idyllic setting, a driveway affords convenient off-street parking, whilst a detached traditional garage and workshop offer storage and scope for a home-based business.

Location

Lochranza is thought to be the most scenically attractive of Arran's villages and is sheltered by the surrounding hills. The village focal point is Lochranza Castle, which sits on a shingle spit. On the southern side of the loch, other attractions include the Isle of Arran Distillery, which began production in 1995, the large population of red deer, golden eagles, seals and otters and an 18-hole golf course. There is a ferry terminus that allows quick access to the stunning West of Scotland via Claonaig. Kintyre here we come! The village has an active local community, post office, surgery and the 'Stags' restaurant, which is renowned for excellent food. Primary schooling is available at the nearby village of Pirnmill, with secondary schooling in Lamlash.
Brodick (Arran's main town) has two larger Co-Op supermarkets and a full range of professional services. Brodick is the port from which regular sailings throughout the day, serviced by Caledonian MacBrayne, lead to the mainland at Ardrossan. Commuters and travellers now benefit from Road Equivalent Tarrif (ret) ferry fares, which are substantially lower than before. Ardrossan has a main line rail station, with trains to Glasgow that connect with the ferry times, and is approximately 30 miles from Glasgow City Centre. Prestwick International Airport is 16 miles to the south of Ardrossan, with Glasgow International Airport 24 miles east of Ardrossan.
