Description
A characterful cottage-esque two double bedroom Victorian end of terrace with truly covetable twin receptions. It's all located just off the High Street with a host of amenities on your doorstep in our leafy neighbourhood of Higham Hill, enjoying excellent transport links and plenty of nearby green space.

Nature lovers will love having Higham Hill Park a mere four minute stroll away, and the 500 acre, blue and green expanse of the Walthamstow Wetlands nature reserve can be joined just seven minutes from your front door at the bottom of Worcester Road. Alternatively, the landscaped gardens Lloyd Park are fourteen minutes away on foot (or three minute cycle). You'll forget you're in London.

If you lived here...

You'll be relaxing in your sumptuously appointed 105 square foot lounge surrounded by stately on-trend Hague blue walls, handsome timber floorboards underfoot and an exquisite exposed brick statement wall. Through to your second hosting space to be just as impressed; the dining room comes in at a generous 155 square feet with filament pendulum lighting overhead, artfully distressed floorboards and a home working nook, should it be required.

Continue through for a charming kitchen dressed in duck egg blue walls, a white-tiled backsplash and timber worktops. Your garden's accessed from here with a patio positively perfect for entertaining al fresco leading to a lengthy stretch lawn, flanked by high fences for privacy and a lush canopy of foliage overhead. Not only do you have scope for a loft conversion upstairs (more of that later), but the side return could make for a beautiful extension to enhance this property still further, should you wish (subject to the usual permissions). Back inside and the ground floor's completed by an effortlessly contemporary suite resplendent in more gleaming floor to ceiling white tiles, tub, shower, mirrored cabinet and vintage fixtures and fittings. Head upstairs now for your two double bedrooms, both are sizeable 105 square foot doubles, one plush-carpeted and filled with natural light courtesy of its twin windows and the other enjoying more of those floorboards and a garden view.

Blackhorse Road station is a fifteen minute walk and will get you directly to Oxford Circus in nineteen. You're practically right at the top of the line here too, so you'll always get a seat. Alternatively, just one stop in the other direction is Walthamstow Central for City access, the Empire Cinema and Walthamstow Mall, plus our buzzing thoroughfare of Hoe Street. If it's a rainy day and you don't feel like walking then hop on the W15 bus from nearby Higham Hill Road – it will also ferry you to Walthamstow Central as well as Leyton, Leytonstone, social hub Francis Road, Spitalfields and Hackney.

What else?

- You have sixteen primary/secondary schools within a one mile radius rated 'Good' or better by Ofsted, two which have been given the accolade 'Outstanding'.
- With the loft space so far unconverted, you have potential to develop this impressive home still further with a Dormer extension, effectively adding a whole new storey as some of your neighbours have done (subject to the usual permissions).
- You're right by the Walthamstow Beer Mile here with Truman's Social Club, Exale, The Brewer's Bar and Wild Card Brewery Lockwood all within easy reach. Date night? Check out the mouth-watering Grizoni with fresh tomatoes, spinach, olives, rocket and parmesan at La Villa Pizzeria. It's just a three minute stroll around the corner and sure to become a favourite.

A word from the owner....

"When we moved here from Hackney to get on the property ladder, we initially didn’t realise we had a baby on the way - turns out it was a great house for a young couple and then a young couple with a little one! There is so much to do around here now - we’ve loved going for walks across the Wetlands, visiting the Exale and Truman breweries and taking our son to the park & playground which are all only a few mins walk away. There are some great cafe’s locally (including our favourite Buhler & Co) and some really nice pubs, restaurants and shops, especially in the nearby Walthamstow Village. We’ve made some amazing memories here and will miss it!"
