House For Sale £700,000
Upper Harbledown, Canterbury, Kent CT2

Description
Nestling on the edge of 2.02 acres of grounds, backing onto Blean Woods in the village of Upper Harbledown, you will find this delightful Grade II listed cottage. With its catslide Kent peg tile roof and leaded light windows, it has real kerb appeal from the moment you sweep into the driveway and you will be impatient to see what lies beyond the charming front door. Originally two cottages it was converted into one lovely family home by the present owners in the 1980s and still retains stunning features from a bygone era including two inglenook fireplaces, exposed ceiling beams and old doors with period latches.

Once across the threshold and into the hall the first rooms you come across are the delightful lounge and dining rooms. Both these rooms have beamed ceilings and lovely inglenook fireplaces with large, engraved wood burning stoves. The dining room is just the place for more formal entertaining while the good sized sitting room is ideal for relaxing around the fireplace. There is a large kitchen/breakfast room with fitted units housing built in appliances and a door to the terrace. This floor also includes a good sized bathroom and a large utility room.

On the first floor you will find an interesting family bathroom that incorporates an historic cooking range and three double bedrooms with stunning rural views including the main bedroom with fitted wardrobes and two large walk-in storage cupboards. On the second floor, there are two further double bedrooms with vaulted and beams ceilings and eaves storage.

There is a large driveway providing off road parking and a separate workshop and office with power, lighting and a wood burning stove. Around the grounds there are trees, shrubs and an orchard as well as rolling lawns and plenty of vegetable beds plus a charming terrace for outdoor entertaining.

What the Owner says:
“When we first saw the two cottages we thought that combined they would make a wonderful character family home. We loved the large grounds, the fabulous rural views and the fact the cottages had retained some delightful period features. We felt we could renovate the properties to become one house incorporating the existing features but, at the same time, sensitively modernizing the property to provide just the right level of contemporary comfort to bring up our family. So that is exactly what we did some 35 years ago and it has been a joy to live here ever since. However we feel it is now time to downsize and, much as we shall miss the space and location, we shall be able to look back on our time here with a great deal of pleasure.

Even though we are in a gorgeous rural environment with a friendly village atmosphere, we are also close to the A2 for London, Canterbury and Dover and just over two miles to Canterbury West station with the high speed train that can whisk you to St Pancras in less than an hour. We are also not far from the coast at Whitstable or the Thanet towns for a day on the beach. The historic city of Canterbury includes some impressive unesco heritage site buildings, a variety of high street stores and individual shops as well as a plethora of restaurants, pubs and two theatres. There are three universities in the city as well as excellent grammar schools and top class private schools.
