Description

On the market for the first time in just over 60 years, Brook House now offers an exciting and rare opportunity for its new owner to put their own stamp on the property, subject to any necessary consents. Brook House sits in an elevated position and is situated on the edge of the highly regarded village of Speldhurst. The property is believed to date from c.1800 with three later additions in 1840,1872 and then again in 1973, the latter being attributed to Spencer de Grey, designer and deputy of the renowned contemporary architects Norman Foster.

Internally, the house has a very flexible layout with three to four reception rooms, four to six bedrooms (three on the ground floor, one with an en-suite shower room and the other with access to its own cloakroom/WC). The current dining room was the former bake-house and retains the original bread oven and flour shoot. The main kitchen is currently located on the first floor and enjoys wonderful outlooks over the magnificent gardens and grounds.

Brook House is approached via a sweeping gravel driveway flanked by extensive lawns with banks of snow drops and daffodils, mature shrubs and trees including a quince and cider apple tree which are very traditional to Kentish cottages.
Outside

The superb park-like gardens and grounds are an exceptional feature of the property and extend to around 2.6 acres in all. There are extensive areas of lawn, interspersed with many fine specimen trees including several oaks, ash, elm, silver birch, walnut, deodar cedar, wellingtonia and a small aspen shaw on the north western side where there is also a former dew pond. In the Spring the whole garden is ablaze with colour with mature banks of rhododendrons, camellias, a plethora of daffodils, bluebells and even wild orchids. To one side of the house is a small greenhouse, a soft fruit area, several fruit trees and a vegetable patch. A charming detached brick built former Victorian stable with two original mangers still in situ has light and power connections, its own separate telephone line and makes the perfect home office/studio.
