Barclay Road, London E17

Description
A gorgeous three bedroom Victorian home in the heart of Walthamstow Village. This yellow London brick mid terrace offers around 1000 square foot of living space in all, thanks to a superb loft conversion. Bursting with vintage charm beneath the modern finish, it's the best of all worlds.

The Village is Walthamstow's jewel and you're right in the heart of it. The oldest part of town, it's peaceful and serene while still being a buzzing shopping and socialising hub. Your street is quiet, but you're only ever steps away from an array of pubs, restaurants and independent shops. You're also perfectly placed for the tube, and Epping Forest is almost on your doorstep.

If you lived here…

You'll step into your hallway and find your reception on the left. It's close to 110 square foot, a comfortable space with a large bay window. Stripped floorboards lie underfoot, and a beautiful original cast iron fireplace draws your eye. Past the carpeted stairs is your bright 115 square foot dining room, a wonderful space perfect for entertaining or relaxing.

Step through from here into your kitchen, replete with pristine white units and warm wood worktops echoing the floor. The backsplashes are light stone tile, hitting just the right mix of rustic and modern. Here you'll find the door out to your secluded garden, with patio space giving way to a stretch of lawn.

Upstairs on the first floor you'll find your first bedroom to the left. It's almost 115 square foot of space, with twin sash windows and on-trend Prussian Blue walls. A built-in wardrobe sits snug in an alcove. Your second bedroom is along the landing with a view of the garden, ideal as a study or nursery. You'll find your family bathroom on this floor, an airy space with fabulous patterned tile underfoot. There's a modern white suite with wood panelled tub, and a tower radiator.

Up to the second floor, you'll come to the shower room, a striking monochrome space in white metro tiles. The shower is a huge walk-in, and there's a concealed cistern WC and elegant vessel sink. Then you'll discover your fabulous third bedroom of over 240 square foot. Skylights look down on pine floorboards, and a floor to ceiling window sits at one end. There are more built-in wardrobes and eaves storage too.

A six minute walk takes you to Orford Road, the old Walthamstow high street, filled with delightful places to eat, drink and browse. Follow it to its end and find the ancient St Mary's Church, where you might forget you're in London. You're still under a mile from Walthamstow Central for the Victoria Line, so you can be in Kings Cross in around fifteen minutes. Or stroll ten minutes and find yourself in the natural haven of Leyton Flats.

A word from the owner....

"We moved to Walthamstow in 2018 as we’d always gravitated towards the village area for Sunday roasts in The Castle, cheese toasties in Hucks or Froth and Rind, drinks in the Wildcard Brewery, brunch at Buhler and Co. Visits to the Wetlands or just to explore and it stills feel as vibrant and unique now as it did then. With a really quiet and laid back vibe, a great, creative community and a lovely village strip, it’s a place we’re proud to have called home and we will miss our Barclay Road neighbours and our lovely, cosy cottage like property, dearly.
Another reason for moving to Walthamstow was the convenience of being at the end of the Victoria Line with two trains usually waiting at the platform you’re almost guaranteed to get a seat into Central London. We’ve also enjoyed being a short walk from muddy forests and a short drive from popular walking areas such as Connaught Water or High Beech.
We have had a baby whilst living in Walthamstow and feel like now is the time to move to get more space and be nearer to family, now that working remotely has become more flexible. We have put a lot of effort into our house on Barclay Road, particularly with the loft conversion. We will miss it greatly but equally pleased for the home to go to new owners."
