This proposed new house meets the requirements of nppf Paragraph 79 in terms of the quality of its design, materials and innovative technologies.

To make best use of the site, the building form has been optimised through its design process to ensure a best response to the site and its spectacular views.

Paragraph 79, states that; the design is of exceptional quality, in that it:

- is truly outstanding or innovative, reflecting the highest standards in architecture, and would help to raise standards of design more generally in rural areas; and
- would significantly enhance its immediate setting, and be sensitive to the defining characteristics of the local area.t
The highest standards of architecture

The architects interpreted the spirit of reflecting the highest standards as a means of promoting new solutions and experimental methods, which may be directly transferable within the wider context of rural building to create the country house of the future.

The project follows the tradition of the English country house and its symbolic relationship between architecture and landscape. The architects believe that in common with the English tradition of the building and landscape working together.

The house builds on the English classical tradition of a grand house as a reinterpretation of the vernacular and an opportunity to deploy innovative technologies.
The house

Within the site the house sits halfway up a rise in the landscape and through design the house has been embedded within the rise.

The building is conceived essentially as two interconnecting blocks of right angles with the upper block perched on the highest point of the natural mound or small hill, orientated to overlook the key view towards Pitsford Water.

As an architectural composition this intersection of two building forms is classically simple. The upper block – the main living spaces – is clad in blackened burnt timber vertical cladding panels and punches through a solid stone clad two storey block set at right angles. Downstairs is the bedroom wing. Leisure complex and cinema room. To emphasise this interplay of the two forms, the upper block punches through with a significant cantilever and with a terrace overlooking the view of Pitsford Water as though the upper block is simply resting on the support of the lower block.

Other, less dominant built elements join the composition, particularly the Stable block which is also at right angles to the lower block and serves to segregate the stables activity very slightly away from the house and on the other side.

To add to the hierarchy of the architectural approach, the Stable block and the kitchen/living block have extensive green roofs with only the blackened timber element, seemingly growing out of the ground and thrusting forward with the cantilevered view point which has a series of rooflights and pv solar cells on the roof perfectly orientated for maximum efficiency.

The house effectively forms a retaining wall situated, where the main access and entrance are at the lower level and yet on the other side of the house the upper living level benefits from an upper garden capturing the best of the sun and with extensive openable glass walls to maximise inside/outside living and blur the edges of the built form.

This upper garden is the natural ground level at the top of the slight mound and by hunkering-in the lower level into the ground, effectively hides a large part of the building from view from this direction.

Through splitting the building accommodation over two principle intersecting blocks, it has been possible to embed the new house into the landscape whilst providing key views in specific directions.

The two intersecting blocks have been specifically designed to be as spatially interconnected and interesting as possible with visual linkages between the two levels at key points.

The pool and fitness for example benefit from uninterrupted views of the stables and is also overseen from the main live areas above.

A sunken garden at the southeast end of the pool provides daylighting and greenery to the pool but also provides a direct link towards the upper garden level for sunbathing and relaxation.

Bedrooms are located on the lower floor taking advantage of the key views the site has to offer towards Pitsford Water. In addition, the principal bedroom and guest room benefitting of spectacular views and morning sun, whilst the principal suite benefits from afternoon and evening sun with its own lower private terrace.
Landscaped setting

Approaching the building along the new drive there are a series of planned ‘events’ along the route. The first glimpse of the house is from the entrance to the site, where specimen trees and wildflowers guide the visitor to the hedges. The hedgerows restrict the visitor’s views until they emerge at the pond where they will experience glimpsed views of the proposed house. Continuing along the drive, the character is of a woodland edge. Views are restricted by the topography to the west and woodland to the east. As the visitor travels around the bend, the house comes into view.

Feature trees, planted at a semi-mature age, act as focal points within the landscape. These trees and specimen trees lightly frame views over Pitsford Water and the neighbouring fields; while from outside of the site these trees will frame views of the house and create interest in the landscape.
