Vine Place, Brighton, East Sussex BN1

Description
Beautifully updated 200 year old cottage on a quiet central Brighton twitten

In brief

Just up the hill from Brighton’s busy main thoroughfare, this unique home dating back to the early 1800’s contradicts expectations in its quiet composure. As part of the Clifton Hill conservation area the cottage’s history is steeped in the surrounding area and closely linked to the Vine Mill which used to stand nearby, William Vine resided here at Rose Cottage. Fusing original features with modern styling, the clean lines of the spacious rooms have a relaxed elegance yet with an appreciation of the home’s heritage. It has both patio and garden. This is a private and secluded property that re-interprets city centre living.

Invisible from the narrow twitten, the home is reached by a gateway which opens into the front garden. White rendered with latticed windows the cottage is an inviting prospect. Once inside, the hallway immediately indicates the high level of finish achieved with its simple palette of white painted walls, oak flooring, contrasting dark grey column radiators and narrow wooden beams running parallel along the ceiling. There’s a handy cloak room in the hallway too.

The spacious lounge has two sets of French doors opening out to the garden as well as a window alcove filling it with natural light from its south-facing aspect. A working open fireplace sits at one end of this 28’ comfortable family room.

On the opposite side of the hallway is the kitchen/diner, fitted with cupboards painted in Farrow & Ball grey/green and concealing fridge/freezer, dishwasher and washing machine with a walk-in larder a bonus for easy storage. Worktops are contrasting black marble inlaid with iridescence with white brick style tiling on the walls. There’s a large butler sink as well as a second copper sink. Flooring comprises huge slabs of polished York stone in grey/green with streaks of earth colouring which continue seamlessly to unpolished of the same onto the patio once the fully extending hardwood bi-folding doors are open. With plenty of space for family dining this is a light and spacious room that artfully extends to the outside.

The patio opens through to a studio shed.

Opening straight from the hallway and connecting these two ground floor rooms of kitchen and lounge is the 22’5” dining room. With French windows opening out to the side patio it also has a brick inglenook fireplace housing a wood burning stove.

First floor

There are three double bedrooms all comfortably sized. The current owners have appointed one of the bedrooms as luxuriously fitted dressing room but this room can easily double up as a guest sleeping space too. The en-suite double looks over the front garden and comes with a shower room with creamy beige ceramic tiling. A modern monochrome family bathroom with a shower above the p-shaped bath comes next followed by the fourth and single bedroom. There are two ceiling hatches with ladders to access the enormous loft space.

Outside

To the front the garden is discreetly secluded by a high wall and foliage. A red brick border path and raised bedding follow the wall around the perimeter with an easy to maintain grass centre. Around to the side is a brick built barbecue and the patio space reached from the dining room.

What the owner says

The ground floor and garden have a natural sense of flow lending them very well to entertaining with a 100 guests readily accommodated. Our home is particularly private and secluded with a secure gate from the twitten. Living in such a tucked away spot it’s very easy to forget that the bustle of Brighton is so close by.
