House For Sale £565,000
Kuggar, Ruan Minor, Helston TR12

Description
A detached extended modern bungalow located at the end of a private driveway serving just two other properties on the outskirts of the rural village of Kuggar. Offering sizeable and generous accommodation, particularly for a bungalow, its flexible layout means it could also work to provide an annexe/area for a teenage child etc. The bungalow stands in a very generous private plot of approximately three quarters of an acre beyond which is open farmland.

We believe the main bungalow was built in 1980 and has had two later extensions to now provide very generous and flexible accommodation. The bungalow is located at the end of a private lane and has no passing traffic or pedestrians yet is in the middle of Kuggar. The property is double glazed with a modern Air Source Heating System and solar panels on the roof which provides an additional income when the sun is shining! We would imagine the property would particularly appeal to those seeking a generous garden with the back garden being primarily laid to lawn and of very generous proportions whilst the front garden has a further lawn and pond.

The pretty village of Kuggar is located on the outskirts of the larger village of Ruan Minor located on the Lizard Peninsula. Just a short walk from the property is the gently sloping sandy beach at Kennack Sands which has been described as one of the cleanest beaches in Cornwall. There is both a Primary School and convenience store in Ruan Minor with a Secondary School in Mullion which also offers a further range of conveniences.

The larger market town of Helston, famed for is ‘Furry Dance’ has a much more comprehensive range of shops, facilities and amenities.

The Lizard Peninsula is home to a number of fabulous beaches, coves, pretty villages and Britain mainlands most southerly point. There is an 18 hole links golf course at Mullion and the peninsula has also seen many rare birds and wildlife visit.

Outside

The bungalow is approached via a single track lane, which we understand is owned by a neighbouring property, with upkeep and maintenance split between the three properties that it serves. The property has a gated entrance and to the front has a generous driveway which provides parking for four plus cars and could incorporate a caravan/boat, if required.

The garden to the front of the property is private, mainly laid to lawn but also comprising a feature large pond which has a feature decking area suspended partially above, ideal for outside entertaining. There is also a summerhouse, double storage shed and a raised border with natural boundaries, numerous trees and pampus. There is the siting for the lpg bottles which supply gas for the cooker and the siting for the Air Source Heat Pump.

Gated access to both sides of the bungalow leads to the back garden which is a fabulous feature, being mainly laid to lawn which gently slopes away from the bungalow, again with natural boundaries and planted with a range of mature fruit bearing trees alongside four substantial raised vegetable beds, a couple of raised features and planted borders. There are two sheds and a further block built shed/store.

The current owners have created a large decking area which runs the entire length of the back of the bungalow providing access from several rooms outside. From the dining room and family room there is a larger decking area providing ample space for patio furniture and the westerly aspect it enjoys means this is the perfect setting for an evening barbecue/glass of wine. There is also a concealed outside sink with tap.

To the south side of the bungalow there is a large gravelled area where there is an outside cold water shower with tray, ideal for muddy dogs or sandy bodies after a day on the beach! In all about 0.75 of an acre.
