Why you'll like it

Positioned at the base of Roundhill Conservation Area and tucked away from the busy Lewes Road, this spacious apartment sits within a smart Deco development with gated access. This building can be accessed via a gate on Brewer Street where it is easy to park with a permit (no waiting list for J zone). A phone entry system takes you into the building where the apartment is clearly numbered on the second floor.

Once inside, it is clear this is an attractive and spacious apartment filled with natural light which is able to stream into the entrance hall from east to west. The internal doors are original with the classic high handle and panelling, and there is space to hang coats and organise shoes within the hall.

First to the left is the kitchen which is a lovely size with cream gloss cabinets running along each wall at both base and upper levels offering a huge amount of storage. Within these, the fridge and freezer, dual ovens and gas hob have been integrated, leaving space for a washing machine which may be negotiable with the sale.

Easily accessible across the hall, the living room has ample space for formal dining by the large picture window, looking out towards the terraces of Hanover and along Brewer Street with its colourful house fronts. This room has a soft, neutral decoration with fawn carpet and creamy walls to suit all styles of furnishing, and is a great size for family time, relaxation and entertaining.

The master bedroom echoes the size and shape of the living room with space for a king size bed and several pieces of bedroom furniture plus there is a deep built-in cupboard which maximises the floor space further. Bedroom two is another lovely double, and while it is currently used as a child's bedroom, it would be perfect for professional sharers. They both have easy access to the bathroom which has a timeless décor with soft cream tiles, a white bath suite and natural stone tones on the walls. There is a shower over the bath and a tall heated rail for towels plus a mirrored cabinet for toiletries.

Agent's thoughts:

This property is brilliantly located for access to the city, yet it is also incredibly quiet as it is tucked away from the main roads. It has been very well-maintained making it ready to move straight into or let out immediately with ease.

Owner's secret

'We have lived here for 13-years as a couple and now as a family of three. It has suited us perfectly throughout this time and we love the location for its convenience. We tend to walk everywhere, and you can be in the North Laine or at Brighton Station in 10-minutes on foot. The beach is also within easy walking distance and The Level Park is on the doorstep, so we have never missed having a garden of our own. Devonian Court is really well-built so it is very quiet, and the neighbours are lovely so we will miss it here.'
