House For Sale £350,000
Thomas Street, St. Pauls, Bristol BS2

Description
Nestled into the centre of St Pauls, Montpellier and St Werburghs is this beautifully designed three bedroom home. Upon entry to this house, you can see the level of detail the vendor has gone to, blending period features with modern living. You are met with wooden flooring that leads you through to the front reception room with restored cornices and ceiling rose. Into the dining room, there is a fantastic open-plan feel, making it an ideal social space that connects nicely with the modern kitchen. The kitchen leads to a utility space and then to a recently installed bathroom with a large bath and heated towel rack. The first floor comprises two well-proportioned double bedrooms and a single room, which makes a perfect office space. The garden is again a wonderful social space that comes complete with a shed for those who are keen cyclists and in need of storage. It is not only the visual aesthetic these vendors have put focus on. There has also been a massive amount of work that has gone in behind the scenes. During their time in the property, there has been a full rewire, a damp course done to the back of the house, wall removed to open up the kitchen-dining room, new windows throughout, as well as new radiators, not to mention the stunning paintwork to the front of the property. Placed at the heart of St Pauls, you are a stone’s throw away from a diversity of independent shops, cafes and restaurants, including Baba Ganoush, The Bristolian and Caribbean Croft. With numerous events held in the area including St Pauls Carnival and Wilder Street Summer Party, there are brilliant opportunities to immerse yourself further in the community. There are also countless greenspaces for both exercising and socialising, such as Portland Square and a ten minute walk away from Castle Park. Alongside all of this, this home is also well connected, being a few minutes walk from the city centre, a close drive to the M32 and beyond.

Local Area
Thomas Street is located close to the popular and artsy Stokes Croft area, home to many popular cafes, bars and restaurants as well as several office and workspaces for Bristol-based companies. Well-regarded restaurants such as Jamaica Street Stores and Masa & Mezcal are just minutes away and several yearly events and festivals also happen in this area, drawing big crowds and giving the area its bustling reputation. The area has undergone a lot of development in recent years with great investment into high quality residential and commercial conversions and constructions. Available to residents of this area is the proximity to Bristol City Centre but also the sense of community of the local neighbourhood and the nearby independent shops and restaurants of Cheltenham Road and Picton Street in Montpelier. Beyond Cabot's Circus, Bristol Temple Meads is within a fifteen-minute walk, as is the popular area of Bristol's Harbourside and the industry and employment centred here. The property is well-positioned also for those who frequently drive out of the city, with the nearby M32 linking directly to the M4.

A message from the owners
We absolutely love this house and this area- there is usually so much going on (when Covid isn't around)! The park at the end of the road has live jazz throughout the summer months. Baba Ganoush (falafal place around the corner) has been rated the best takeaway in Bristol this year. We have got to know the owners- they are just lovely. The road is very friendly, with a beautiful church at the end, where a number of charities also are based. The adventure playground in the park has been rebuilt this year following a fire during lockdown and is due to reopen imminently. We are minutes away from the shops and cafes/bars of Gloucester Road as well as Cabot Circus. The access to the M32/M4 is so handy. The house is warm in the winter and cool in the summer. The flowers in the front and back garden are stunning with minimal maintenance from us! We will be sad to leave but moving to find our next family home!
