House For Sale £899,950
Ansdell Road, Nunhead SE15

Description
Generous three bed Freehold Victorian terrace of 1141 square feet, with a sunny west-facing garden of 35 feet. There’s hugely-obvious extension potential here - the side return and loft are calling!

The location is a residential tree-lined street between Nunhead and Queen’s Road Peckham stations - walk all of six minutes to each. Nunhead’s thriving high street, Victorian library and central green are also close, as is the up and coming area around qrp Station.

In the front door and you’ll note the high ceilings. Turn right for the stripped wooden floored double-reception; the front room is over 13 feet by over 11, and the rear room is over 10 by nearly 11. French doors deliver you out to the side return from the second reception space. Both spaces have classy (and working) fireplaces and we love the old school style radiator in the front bay.

Past the understairs storage cupboard and you land in the large and double-aspect kitchen/dining room which has a second bay window and two areas for dining (or pop a sofa in one for family/entertaining space). Sliding doors open at the foot of the 30 foot room.

Upstairs and from the half landing you’ve got a rear double bedroom (of over 11 feet by over 8) and a smart and twin-windowed bathroom with white suite and an independent shower too.

From the landing and the master bedroom takes the width of the terrace - it’s over 15 feet by over 11 feet, with masses of clothes storage: Alcove wardrobes plus a bank along one wall. The third double bedroom (set over the second reception) is over 10 feet by over 10 feet and has built-in alcove wardrobes too.

Nunhead has a London-village feel - with central green, playground and community centre (by aoc architects), and brilliant established staples - including Ayre’s bakery and Soper’s wet-fish shop. New(ish) popular arrivals - which we’re sure are here to stay - include El Vermut, Babette, and Four Hundred rabbits (posh pizza).

The Old Nun’s Head is a reliable local. Other strong local pubs include The Telegraph at The Earl of Derby and Skehans. And the house is just a 10 minute walk from the best restaurant we know in SE15: Peckham Bazaar.

You’re close also to all things Peckham - Kudu, Smokey Kudu, Mamma Dough and Blackbird Bakery are all great - near qrp Station. And you can walk just 16 minutes for Rye Lane; where you’ll find Peckham Plex Cinema, Peckham Levels, The Bussey Building plus high street shops, markets and banks and Peckham Rye Station. And you're closer still to Peckham Rye Park and Common's 113 acres. East Dulwich - across the park - gives you more options too.

It’s a short stroll to the Telegraph Hill area’s Victorian parks with views, tennis courts and a weekly (Saturdays from 10am) Farmers’ Market. More locally, Nunhead Cemetery is a beautiful Victorian one - one of ‘The Magnificent Seven’ - with organised tours, and butterflies, birds and beautiful big trees.

For more options, Camberwell, New Cross, Deptford, Brockley and Greenwich are all but a short journey.

Little ones? Edmund Waller and Ivydale are both close and well-regarded.
