2 bed Flat For Sale £395,000
Stamford Hill, Stoke Newington, London N16

Description
Just off Stamford Hill above Stoke Newington is this pretty two-bedroom flat on the fourth floor of a purpose-built block. With an inviting open-plan living space and nicely proportioned bedrooms, it’s a great first-time buy in a fun and friendly corner of the capital.

Brickworks Says

A surprise find in a quiet nook near Stoke Newington, this two-bedroom flat feels friendly and inviting, with just a touch of cheeky luxe. The bar between the striking black-and-white kitchen and cheerful living room is ideal for cosy breakfasts or lively gatherings, and the clever design allows light to flow in from big sash windows on both sides. Two quiet bedrooms open off a central hallway, ideal for a couple working from home or a pair of flatmates. An antique wood vanity nicely complements the geometrically tiled shower room, and bold black paint brings a bit of drama to the original fireplaces. All told, it’s a thoughtfully designed little roost looking down on a buzzy, beloved neighbourhood.

The independent shops, eateries, pubs and nightspots along Stoke Newington High and Church Streets are all walkable. Nearby parks are plentiful, from the winding gothic paths of Abney Park to the wilds of Woodberry Wetlands to the pretty green of Springfield Park. Stoke Newington station is a quick stroll away, which puts Liverpool Street less than 30 minutes from the doorstep.

The Owners Say

My favourite thing about the flat is the giant west-facing windows with the huge trees outside and the beautiful light that floods in, especially around sunset. I also love the open-plan kitchen and living space, which is perfect for having friends over for sit-down dinners. I've also found the bar is great for laying out food and drinks for larger gatherings.

The area has so much to offer. There are plenty of amazing restaurants, pubs and shops along Church Street and Stoke Newington High Street. Many of the businesses are owned by locals, and there’s a lovely neighbourhood friendliness at places like Nature London and 215 Hackney. Abney Park cemetery is great for a weekend stroll, while Springfield Park offers unexpected views of London and the River Lea. Across the river, there’s Walthamstow Marshes and Wetlands, which make you feel like you’ve left London behind altogether!
