House For Sale £1,595,000
The Market, Choumert Road, London SE15

Description
Class-act Victorian terraced home of 1795 square feet with off-street parking, three full floors, four double bedrooms and two bathrooms, on a best and requested street just a few minutes from Peckham Rye Station and Bellenden Road, and The Belham Primary School. Freehold.

Welcome features throughout the property include old school style radiators, stripped and painted floors, large roof-lights (on the ground floor), recessed lighting, excellent storage, and you have a brilliant family/entertaining-friendly rear extension which has an entire wall of folding doors.

Choumert Road is considered the Champs-Élysées of SE15; that's quite a comparison! But it's definitely one of the area's finest streets, and has you feeling ever so connected to a great community.

Your through-reception with wood-burner and built-in shelving is a pleasing 25 feet, and beyond this you are open-plan to the beautifully-designed timeless kitchen with wooden counters, brick-style tiling and an on-trend island. Off this room you have a large pantry and adjacent is an independent utility room. More reception space (of over 17 feet by over 15 feet) lies beyond the kitchen, with built-in storage to the left wall, and doors out to the garden. You have access via gate from your garden to Choumert Mews. The garden’s a grown-up and low-maintenance one with a Med-feel.

Up to the first floor, and the biggest bedroom sits to the front - of over 15 feet by over 13, with built-in wardrobes to both alcoves. Adjacent is another double bedroom of over 11 feet by over 10. A contemporary shower room completes the floor, with window, large profile tiling and heated towel rail.

On the second floor you’ll find two further generous doubles; the front bedroom with a huge bank of built-in wardrobes to one wall. The contemporary-style bathroom sits between the two bedrooms, with an over bath shower.

There’s no compromising here: A lot of lovely house in a hot location. You’re a 4 minute walk from Peckham Rye Station (accessed from Blenheim Grove), for both Overground and main line services. It’s a 15 minute journey-time to London Victoria.

You’re between two high street areas: Bellenden Road to the west and Rye Lane to the east. Choumert Road cuts through Bellenden Road which is a great spot for independent shopping (Review book store is especially magical, and Flock & Herd is a top, friendly butcher). For more options and high street shops, Rye Lane is at the end of the road. Rye Lane is home to Peckham Levels, The Bussey Building, and Peckham Plex Cinema (fiver-films-forever).

Local eating establishments are many and varied. We love Ganapati, Miss Tapas, Levan, Artusi and The Begging Bowl. Local pubs include The Montpelier, Victoria Inn and The White Horse.

Camberwell and Dulwich are close for more options. We like The South London Gallery on Peckham Road, and Lordship Lane for more independent shopping, cafes and restaurants.

Local parks? Warwick Gardens is close by, with playground, as is Peckham Rye Park and Common’s 113 acres. Peckham Rye Park has a historic grade II listed status.

If you have little ones or they are on the horizon, the school provision is strong in this patch. The Villa Nursery and Pre-Preparatory School (2-7) is a short walk away, on Lyndhurst Grove, and The Belham (run by Dulwich Hamlet Educational Trust) and Bellenden Primary Schools are well-regarded (3-11). Both have new school buildings too.

Peckham's bubbling with more regeneration.

The station and area around it, for example, and public square, plus The Peckham Coal Line.
