Location & description
The plot lies on the extreme westerly outskirts of the dispersed village of Bridstow and just over half a mile north east of the well served village of Peterstow. The market town of Ross-on-Wye is some 3 miles to the east, as are the connections to the M50 motorway and A40 dual carriageway, thus enabling fast communication to the motorway network. The plot has a glorious, south facing outlook over the pretty valley of the Wells Brook and, for most of the year, one can barely see any other permanent building. The plot is one of the finest that we have seen in recent times.

Village amenities
Although technically within Bridstow, the village of Peterstow is closer to the site. The village of Peterstow offers a range of amenities including local shop, post office and off licence, church/village hall, two excellent pubs, the Yew Tree and Red Lion and a regular bus service to both Ross and Hereford. The village of Bridstow has a beautiful ancient church, primary school and village hall. Bridstow is also well served by the same, regular bus service.

Planning history & consent
The first application for planning consent on this site was rejected on the 22 January 2020, but after an appeal to the planning inspectorate, permission was granted for the construction of one building on the 20 January 2021. Full details of the appeal decision and reasons therefore are accessible in the attachment to this brochure on the Morris Bricknell website. Historically the site in question has been known as 'Corner Field'.

Schedule of conditions
1) Details of the access, appearance, landscaping, layout, and scale (hereinafter called "the reserved matters") shall be submitted to and approved in writing by the local planning authority before any development takes place and the development shall be carried out as approved.
The reserved matters shall include detailed ecological assessment of all protected species, including badger and reptiles. The final report shall include:
• a full ecological working method statement for all relevant species;
• a tree and hedgerow survey and impact assessment and protection plan (based on specifications in BS5837 and Hedgerow Regulations 1997);
• a detailed and specified Biodiversity Net Gain enhancement plan; and
• a detailed lighting and illumination assessment.
The full report shall be provided to the planning authority for approval. The approved scheme shall be implemented in full and hereafter maintained unless otherwise agreed in writing by the planning authority.

2) Application for approval of the reserved matters shall be made to the local planning authority not later than 3 years from the date of this permission.

3) The development hereby permitted shall take place not later than 2 years from the date of approval of the last of the reserved matters to be approved.

4) The development hereby permitted shall be carried out in accordance with the ‘location plan' submitted with the application (produced on 15 June 2017 from the Ordnance Survey Database).

5) The dwelling hereby permitted shall not be occupied until works for the disposal of foul water and surface water shall have been provided on the site to serve the development hereby permitted, in accordance with details that have first been submitted to and approved in writing by the local planning authority. All foul water shall discharge through connection to new private foul water treatment system with final outfall to suitable soakaway drainage field on land under the applicant's control, and all surface water shall discharge to appropriate soakaway, unless otherwise agreed in writing by the Local Planning Authority.

6) Construction works shall take place only between 07:00 hours to 18:00 hours on Monday to Fridays, 08:00 to 13:00 hours on Saturday and shall not take place at any time on Sundays or on Bank or Public Holidays.

The plans
The plans were prepared by Greenleaf Architecture Ltd of Rough Farm, Garway Hill Herefordshire. The individual dealing with the matter being Tom McEwan. Sketch plans for both the existing site and proposed dormer bungalow appear adjacent, as do plans for the layout and certain elevations. (Also see attachments) A covenant will be placed on an easterly portion of the site (where the words “Informal Garden” appear) precluding the erection of any buildings or structures of any kind, whether temporary or permanent. This covenant will be for the benefit of Salsdon Cottage.

Tenure
We understand that the site is Freehold, and vacant possession will be granted on completion.

Services
Mains electricity and water are available close by. The purchaser will be responsible for all arrangements for connections to same. There is no mains gas in the village, and drainage will be the responsibility of the purchaser of the plot, being to a private sewage disposal system to be constructed by the purchaser.

Inspection of the site may be made independently by interested parties at any reasonable time.

Leave the western outskirts of Ross-on-Wye at Wilton roundabout (bp Service Station) taking the A49 towards Hereford. Immediately after driving through the village of Bridstow take the 90° right turn after the common, down Wellsbrook Lane. Continue past Broome Farm on the right hand side, and approx. ⅓ mile thereafter, on a sharp turn to the right, the plot will be seen just ahead of you, on the lower slopes of Buckcastle Hill. We suggest parking your car on the hard standing adjacent to the orchard and walking up the lane, bearing right onto Salsdon Cottage garden, and then bearing right again across the lawn to the plot.
