Description
The site is a relatively flat open area of land. Up until the 1980s it accommodated numerous buildings associated with the sewage treatment works which the site was used for. Since that time, it has gradually greened over although there are still some remnants of its former use still present.

The land is accessed from the north west corner through a field gate directly off Heath Lane. The property has excellent road frontage along its northern boundary and all four boundaries are fringed by established hedging with specimen trees. The land extends to approximately 1.57 acres in total.

Planning
A pre-application was submitted to Cheshire West and Chester in 2018 for the development of nine detached houses. A subsequent verbal response from Cheshire West and Chester Council Planning Authorities was not supportive in principle, as the site is currently within Green Belt and outside of the village settlement. It is thought any development will have to demonstrate very special circumstances. The Council are reviewing their Part 1 Local Plan, which includes the Green Belt.

Prospective buyers will have to make their own enquiries as to the suitability and prospects of securing residential planning consent.

Directions
From Chester head east along the A51, Tarvin Road. At Stamford Bridge, turn left onto the B5132, Barrow Lane, signed Great Barrow. Continue into the village and at the crossroads turn right onto Main Street and after 150 metres bear left onto Village Road. Follow the road through the village continuing around a sharp right-hand bend onto Heath Lane and after approximately 350 metres the land will be seen on your right-hand side.
