House For Sale £475,000
Colville Road, London E17

Description
A real family classic, this three bedroom Victorian terrace is warmly characterful, fronted in cheerful red brick and perfectly placed halfway between the green gem of Lloyd Park and the transport links of Blackhorse Road. You have dual reception rooms, private rear garden and a handy covered side return.

You've no shortage of open green spaces to explore, including London's largest nature reserve, the 500 acre Walthamstow Wetlands, just fifteen minutes on foot. Free to enter all year round and packed with things to see and do, you'll forget you're in London.

If you lived here...

You'll feel instantly at home in either of your cosy, 130 square feet reception rooms. Your lounge to the front is pleasantly bright with blonde hardwood underfoot and a vintage mantel over a gas fire. Your dining room to the rear is just as substantial, with similar flooring and direct access to the kitchen and side return. Design & Decor may need updating here and there, you may even decide to connect the two for a spacious through lounge, but however you arrange things, there's a wealth of sociable space here.

Elsewhere, your kitchen's pale grey flooring is flanked by smart lines of fitted cream cabinets topped with matching counters and a letterbox tile splash back. The bathroom and handily separated WC are decked out in matching white and grey, while your garden's a secluded, zero maintenance courtyard with cheerful timber fencing, a scattering of pots and a handy shed. Upstairs, your first two bedrooms are solid doubles of 130 and 120 square feet respectively, while number three's a generous single ideal for a home working space.

Outside, Blackhorse Road station is less than three quarters of a mile on foot and will get you directly to King's Cross in less than fifteen minutes via the Victoria line. Heading to the City? Walthamstow Central is just one stop in the other direction for twenty minute overground runs to Liverpool Street, plus the Empire Cinema and Walthamstow Mall. The surely-soon-to-be known as Walthamstow Beer Mile is just a half mile from your front door, and home to an increasing range of breweries and tap rooms, including famous names like Truman and Wild Card.

What else?

- With the loft space so far unconverted, you have potential to develop your new home still further, as some of your neighbours have done (subject to the usual permissions)
- Higham Hill Common Allotments are just across the road, if you fancy trying your hand at growing your own fresh produce.
- You'll be pleased to know there are twenty one primary/secondary schools in a one mile radius alone, all rated 'Good' or 'Outstanding' by Ofsted.

A word from the owner...

"I have found my property to be a very comforting place to return to in an evening. My neighbours have been friendly. The area is well served with shops all within a convenient walking distance. I am able to attend a local church a mere 5 minutes walk from my home. We are well served by public transport with a bus stop only a couple of minutes away & Blackhorse road & Walthamstow central underground stations 10-15 minutes walk time away. We live in a cpz. However I have never encountered any significant difficulty finding a parking space."
