House For Sale £1,375,000
Claxton Grove, London W6

Description
This immaculate four-bedroom house with private south-facing garden was the recent subject of an exacting renovation and extension by Raw Space architects. By introducing light, contemporary finishes and long sightlines to the Victorian interiors, the architects in collaboration with the current owners created a series of serene spaces that are both functional and elegant. Claxton Grove is a quiet residential street close to Barons Court underground station, just a short walk from the River Thames.

The Tour

The house sits mid-terrace on Claxton Grove and measures over 1,450 sq ft internally. Entry is to a wonderfully open hallway, where the original staircase has been painted striking black and yellow and fitted with concealed storage. New parquet flooring runs underfoot. The hallway was widened as part of the 2017 renovations, and a new set of pocket sliding doors lead to the snug on the right. With its marble fireplace and box bay window, this space retains the essence of its Victorian intentions without feeling closed off from the rest of the house. A further set of sliding doors leads into the kitchen.

The focus of the renovation was to create a large sun-filled living space at the rear of the ground-floor plan. By positioning the kitchen at the centre of the layout, there is a pleasant sense of flow between the spaces while each retains its distinct function. The kitchen itself contains concealed cabinetry in sleek grey and white and stone worktops that culminate in a breakfast bar at one end. Large ceramic floor tiles run underfoot and a bank of skylights above fills the room with ambient light.

There are three bedrooms on the second floor, the two largest of which have bespoke inbuilt wardrobes. Fixtures and fittings have been chosen with a discerning eye, including slim cast iron radiators throughout and new oak floorboards on the second and third floors. The top floor of the house contains another large bedroom with inbuilt cupboards, access to the eaves storage and a smart en-suite bathroom. There is a family bathroom on the first floor.

Outdoor Space

The rear ground floor elevation is completely glazed, opening the living spaces to the garden. With its paved flooring, the walled outdoor space flows seamlessly into the house in the summer months; a small shed provides outdoor storage and concrete planters merge into inbuilt seating.

The Area

Some of London’s best attractions are a short distance away, including The Natural History Museum, the green spaces of Kensington Gardens and The Victoria and Albert Museum. It is a short walk to The River Thames, with waterside walks leading to London Wetland Centre across the river in Barnes in one direction and Fulham Palace in the other. The excellent River Café is also nearby.

Barons Court (Piccadilly Line) is within five minutes walk, and West Kensington (District Line) and Hammersmith Stations (District and Piccadilly Lines ) are both a ten-minute walk away. Nearby West Brompton station provides access to the Overground. The A4/M4 is close by for fast routes to the West and Heathrow Airport.
