Barn Meadow, Gladestry, Kington, Powys HR5

Description
An excellent small development opportunity comprising of 1.5 acres approx. Paddock on the edge of this popular village with planning consent for four large open market houses and one affordable dwelling.

Description

The property comprises and attractive level rectangular enclosure of just over 1.5 acres (approx.) on the northern edge of the village of Gladestry with open fields on three sides and similar modern houses on the fourth. It has a long frontage on to a quiet county lane which has a very small amount of traffic upon it and is ideal for a small/medium scale builder or development company capable of producing high value good quality detached houses which therefore should be in good demand. In addition to four large detached houses the site also accommodates a small affordable house which is the subject of a 106 agreement with strict criteria regarding its occupancy.

Location

The site is situated in the popular village of Gladestry which sits on the B4594 just inside the borders of Powys only a short distance from Kington in north west Herefordshire. The village sits in a pretty valley where there is terrific local scenery including the famous Hergest Ridge to the east and the Offa's Dyke footpath across the ridge into Kington. Gladestry has a popular pub and a small well rated primary school as well as a historic church and village hall. There has been some modest development in the village in recent years, mostly in the form of detached good quality houses and the site forms a natural rounding off of the northern edge of the village just beyond the church and the village hall.

Kington is about 4 miles away with good market town facilities. Hay-on-Wye is about 10 miles to the south forming the north eastern gateway of the Brecon Beacons National Park an area of high scenic value and famous for its second hand bookshops. The larger towns of (truncated)

The Site

Please see the accompanying plan.

To the front a significant splay is shown to improve access to the site. Two of the plots are over half an acre in extent but all four are generous and contain good size houses as can be seen on the plan.

Services

Mains water and electricity are located nearby. There is no gas in the village. Drainage is to be to a private system located on the vendors land which is to be situated to the east below the road.
