Description

The land to the east of King's Bank Lane comprises a gently sloping field with wonderful southerly views from the northern portion with the parcel of land gently sloping down to the south eastern corner providing ideal grazing for livestock and horses and presenting an excellent opportunity to establish an agricultural/equestrian smallholding. The property also presents a wonderful rural retreat for private recreational and amenity use.
The land has been farmed for generations; the present owner farms it in accordance with organic practices with the whole currently laid to pasture and let for sheep keep in the winter and hay in the summer. The soil is grade 3 and drains to a deep ditch forming the southern boundary of the land. The whole is well hedged and fenced. Access from the lane is via a timber field gate at the top northwest corner. Adjoining the land to the east, stretches miles of Forestry Commission and other nature conservation woodland that can be accessed from the land providing excellent walking, horse-riding and mountain biking opportunities.

Rother District Council has confirmed under reference rr/2019/2396/fn in a letter dated 18th November 2019 that formal approval is not required for the erection of a steel framed agricultural building as described under the aforementioned reference. The proposed building is to be located in the south east corner of the holding and is of steel frame construction with profiled metal cladding and roof. Further information is available upon request.

There are no public rights of way over the land. Abutting the western boundary is a public footpath from King's Bank Lane to which access can be gained from the land via a private gated grass track forming part of the land to be sold.
