Ground Floor

The entrance porch is perfect for guests remove coats and shoes before taking a second door through to the lounge. It is at this point that viewers will truly appreciate they have entered a remarkable home. Moving away from the lounge to the right, past a welcome guest WC with wash basin, is the snug. This is the smallest of the four reception rooms in the house but still a great size for relaxing or to use as a home office. This is the last part of the ground floor that is part of the original building, having begun life as the kitchen. Although the newest part of the building (along with the porch) the kitchen has a more traditional feel with a farmhouse-style kitchen suite with a large Belfast sink fitted in front of the window. First Floor

Moving upstairs, viewers will discover a lovely wide landing area with window and two doors the double bedrooms at the front. To the rear is a corridor leading to the right to the family bathroom and the third, single bedroom.

The largest bedroom is at the far left of the building and is built on the same footprint as the sitting room below, minus a bay window. This means that is another bright room with two windows and a chimney breast at the rear. There are clever storage solutions fitted to both sides of the chimney breast and a carpeted floor.

The second bedroom is a slightly smaller but still generous double bedroom with fitted drawers and wardrobes as well as another carpeted floor and large window to the front. Transport links

Upper Clifton Road is neatly positioned on the periphery of the town centre of Sutton Coldfield where, in either direction, the new owners can access the A5127 which leads to Birmingham and the Spaghetti Junction (passing Erdington) in the south and Lichfield (passing Four Oaks) in the north. There is also easy access to Tamworth, Walsall and Great Barr via various local routes.

For trains, Sutton Coldfield station is within close walking distance.. The station is part of the Cross City Line that runs from Lichfield Trent Valley to Redditch and passes through Birmingham New Street. Other stations on the route include University, Selly Oak and Erdington.

The bus station in the town centre is only a short walk away and this opens up many routes to the majority of the Midlands. There is a service to Mere Green located on nearby Clifton Road.

Schools & amenities

Although we cannot be sure of the catchment, all schools within one mile from the property hold either an Outstanding (1) or Good (2) rating from Ofsted. Those looking to choose the Independent route will be delighted to learn that Sutton Grammar School for Girls is within a mile and Highclare in Erdington is less than two miles from this home.

As mentioned above, the Town Gate of the famous Sutton Park - where King Henry VIII is believed to have enjoyed riding - is within walking distance which enables recreational activities such as golf, running, walking, children’s play areas, cycling and horse riding. Wyndley Leisure Centre, famous for its high diving boards, is also nearby located along Clifton Road.

For shopping, the property is walking range of Sutton Coldfield centre, home to the mall at Gracechurch Shopping Centre (The Mall). A short drive away from the property toward the A452 Chester Road is Princess Alice Retail Park where there are famous brand large stores and eateries aswell as a large Tesco supermarket.
