Meikle Richorn Cottages & Land, Dalbeattie, Kirkcudbrightshire DG5

Description
Occupying a stunning site set in 67.88 acres and overlooking the picturesque Urr Water Estuary and Kippford is this former farm steading superbly converted into 10 thriving holiday cottages. With the business generating a 10% annual yield this is a truly exciting opportunity not to be missed.

Location
Occupying a quite wonderful, elevated site, with panoramic views over the Urr Water estuary towards Kippford locally known as the “Solway Riviera”. Meikle Richorn Farm is found in a quiet rural position on the Galloway Tourist and the SW300 routes, enjoying excellent access to the well know local towns of Dalbeattie and Castle Douglas, with the regional hub of Dumfries being just over 20 minutes to the East, providing great local facilities and amenities, along with transport links to the North and South via the A74 and M6. Lockerbie is also on the West Coast mainline connecting to London in just 3 ½ hours as well as Manchester, Edinburgh and other major cities throughout the UK.

In an area already known for its unspoilt countryside, excellent hillwalking in the nearby Galloway Hills, newly created cycling routes through the Galloway Forest Park and boasting 200 miles of coastline with stunning scenery, sandy beaches, mild climate and pretty coastal towns the region is fast developing a reputation as one of the country’s most popular visitor destinations. We present this unique opportunity which is ideal for capitalising on the ever increasing "staycation" marketplace, offering the chance to enjoy an amazing lifestyle whilst benefitting from a thriving business in a buoyant industry.

Converted in a gradual process between 2007 and 2011, the former farm buildings now consist of 10 individual farm cottages, offering 2,3 or 5 bedroom accommodation, each with their own outside space and hot tubs. In addition, the detached main farmhouse is an imposing, double fronted home brimming with traditional charm. In its own right it would also make an excellent, additional 6 bed rental unit or subject to the necessary permissions, could be split to create a further 2 bed cottage and 4 bed house.

Linked with a number of major holiday cottage booking agents, our clients have developed their own direct bookings system and enjoy a loyal client base which is testament to their hard work and commitment, successfully building this thriving business. The current business turnover is in the region of £250k per annum, with easy potential to raise this figure, utilising existing permissions to well more than £500k per annum.
