Charges
All of Housing 21’s properties are sold on a leasehold basis, which means that you own a contract giving you the right to occupy a property exclusively for a defined period of time. The length of a lease varies from property to property so it is important that you check the particular property you want to buy.
There are a number of terms and conditions with which you must comply. This may be very different to properties you have owned before as many of the facilities on our court are communal. It is really important that you understand the implications of sharing the building, the services and the costs.
Throughout the course of ownership there are a number of charges that you will have to pay:
• Service Charge – this is paid monthly and covers the following
o Employment of the Court Manager
o Emergency alarm call system
o Building insurance
o Lighting and heating for communal areas
o Cleaning of communal areas
o External window cleaning
o Maintaining communal gardens
o Maintenance contracts for equipment in the communal areas (fire alarms and lifts)
o Management fee
o Utility charges may apply

• Sinking Fund – a contingency or reserve fund used to offset the cost of major repairs or replacements in the future (for instance, roof, windows, doors, paths) which is payable either monthly within the service charge or a lump sum payment when the property is sold

• Ground Rent – Your lease will show if there is a requirement to pay a ground rent to the landlord. In some cases this could be payable to a third party other than Housing 21.

• Core Support Charge – This ensures staff are on-site 24 hours a day but is not part of the planned personal care. Although not everybody will use this, it is available when needed.

• Care Services – Where care services are provided (e.g. Domiciliary care, dementia care), this is always the subject of a separate agreement and an Hourly Support Charge
