Important Information

Along with many other properties in the Teifi Valley during October 2018 this property had water ingress indirectly from the River Teifi. Given the unusual raised river level, some water came back up the culvert to the road drains on the access road of Glanarberth estate adjacent to Alma Cottage. The source of this water was entirely from the drains. Ceredigion County Council has been notified of the situation, and to rectify the matter has agreed to an urgent investigation.

On the 20 October 2020, Ceredigion County Council added the drainage issue at Alma Cottage to a works programmed for urgent investigation. It is proposed to fit a non-return valve on the culvert at the river end that closes when the river is in full flood. Once the investigation has been carried out a scheme will be lined up for design and then put out to tender (CR00032442 - Drainage Lady Road, Llechryd).

The October 2018 water ingress prompted an insurance claim by our client, the work associated with this claim has been completed to a high standard.

In February 2021, there was a very small ingress of water which was dealt with by our vendor.

Directions

Take the A484 towards Cardigan. On entering Llechryd take first turning on right (Adam St) and property is first yellow cottage on left before turning into Glanarberth and denoted by our For Sale board.
