Upon verbal initial enquiries with Swansea Council, the officer indicated that parking can be created to the front of the building within the lawned grounds (including disabled parking spaces) and the Chapel can be used for many businesses. We were looking to open a beauty salon and possibly put an additional floor in for a gym, creche or office space.
The Chapel backs onto part of the Tesco parking area - this was something else we were looking to investigate as we are aware neighbouring residential homes are allowed to park in this space.

The benefit of the Transferor and its successors in title the owners and occupiers of each and every part of the remainder of the Retained Land and their employees and licensees the following rights:
2.1 The right to pass and repass on foot only over and along the existing pathway on the Property to access the Existing Graveyard on the Property

2.2. The right to enter onto Existing Graveyard to earn' out burials and enable burials to take place in that area of the Existing graveyard where burials currently take place or are capable of taking place and to enter onto the Existing graveyard as is necessary to enable the public to visit tend and maintain the graves on the Property and to partake in quiet reflection.

Restrictions
3.2.1. The Property shall not be used for the sale distribution or manufacture of ale beer wines spirits other intoxicating liquors or drugs or for any club or institution at which intoxicating liquors or drugs are sold and/or consumed and no trade manufacture or business shall be carried on or permitted to be carried on upon the Property nor shall the same be used as a shop a public house, club, saloon or hall licensed for the sale of alcoholic drinks or drugs;
3.2.2. Not at any time to develop or build on that part of the Property currently used for burials ;

3.2.3. The Transferee must observe and perform all conditions contained in any planning permission affecting the Property;

3.2.4. The Transferee must maintain the Cemetery forming part of the Property to a standard acceptable to the Transferor

3.2.5. The Transferee must allow future burials to take place in the graveyard or such other part or parts of the Property where burials currently take place and allow the public to enter onto the Property as is necessary and comprises the said graveyard and the access thereto to enable them to visit tend and maintain the graves on the Property comprising the graveyard and to partake in quiet reflection

3.2.6. The Transferee must not transfer the Property or any part of it without obtaining simultaneously to such transfer the execution by the intending transferee of a Deed of Covenant by the intending transferee with the Properties Board of the Calvinistic Methodist Church of Wales or Presbyterian Church of Wales or its successor in title complying with the covenants in this Transfer.
