Accommodation
Leasow farmhouse is Grade II listed, dating back to the mid 17th Century, built from Cotswold stone under a stone-slate roof. The house is thought to have been extended in the 19th and 20th centuries and is now in need of modernisation throughout. Set behind the farmhouse and with views away from the village is an extensive range of traditional farm buildings in a courtyard setting.

Planning permission has been granted to extend and make improvements to the farmhouse. The planning permission allows for alterations to the first and second floors to improve the layout and create a fifth bedroom. Furthermore, it permits the creation of a link to the Old Dairy, thereby incorporating it into the house to create additional living space. At present, the ground floor comprises Entrance hall, kitchen/ breakfast room with a 3-door aga, a shower room with WC and to the front of the house are two principal rooms; a sitting room with a large inglenook fireplace and stone chimney breast above, there is a hatch through to the kitchen. Adjacent to this is a large drawing room with a dining area which has an inglenook fireplace at each end and an external door leading to the garden. The back
porch gives access to a utility and boot room with a sink and the oil fired boiler. A spiral newel staircase rises to the first floor which comprises four double bedrooms each with walk in store cupboards, two family bathrooms and a separate WC. There are two airing cupboards. A second stairwell leads to the top floor which has four attic rooms, each with windows and, subject to obtaining the necessary consents, would be well suited as additional living space.

The house is filled with character and boasts a number of historical features including wooden beams, window seats, large inglenook fireplaces and some flagstone floors. There is a cellar with two rooms which is accessed via a door next to the kitchen. The property has two access points from the public highway.

The Traditional Barns
Planning permission was granted by Stratford-upon-Avon District Council for alterations to the farmhouse and for the conversion of these buildings into five residential dwellings on 19th October 2017 under reference 17/01914/ful and 17/01919/lbc for the: "Alterations to and restoration of existing farmhouse, conversion of former dairy to ancillary accommodation and erection of hallway; conversion of traditional range of stone and brick barns and outbuildings to form five dwellings: Provision of gardens and parking and other related works. Demolition of two agricultural buildings". Under the recent Covid amendments to planning notices the consent now expires in May 2021. Extending to about 11,270 square feet, the consented development of the farm buildings, comprises:
Unit 1 = 4 bedroom two storey barn dwelling (gia 292 sq m/3,143
sq ft)
Unit 2 = 2 bedroom single storey barn dwelling (gia 106 sq
m/1,141 sq ft)
Unit 3 = 4 bedroom two storey dwelling (gia 255 sq m/2,745 sq
ft)
Unit 4 = 3 bedroom two storey dwelling (gia 244 sq m/2,626 sq
ft)
Unit 5 = 2 bedroom two storey barn dwelling (gia 150 sq m/1,615
sq ft)

The Cottages
On the south eastern side of the original farmhouse, fronting onto the Hook Norton road, are a semi-detached pair of attractive cottages, which would make ideal secondary accommodation or the potential to convert into an appealing family home. Both require some updating.

Land and Buildings
A 4.8 acre paddock lies to the north of the farmyard. This has a vehicular access from Ascott Road (currently restricted to agricultural access). Between this paddock and the original farmyard and barns is a more modern steel frame grain store, which does not have planning permission for change of use at present.
