If you are looking at this advert, please consider the land for sale, I will take down the advert once an offer meets the criteria outlined below.

The land is subject to a standard overage which has 25 years left to go and is subject to 20% payment for the difference between the uplift in value from rural land to residential or commercial values, should you gain planning consents. This is payable to the company I bought the land from, not me.
I can provide a copy of this covenant and also the register and title if required.

Please note: Any change of use is subject to planning consent and I would urge you to research this before making any offers.

I have included maps which should enable you to find the property, you're more than welcome to drive up the private road as access to this is in the deeds for this land. You mustn't go on the land as there may be animals on it.

Any offer is subject to a 5% non-refundable deposit and £500 for my solicitor to raise an 'exclusivity agreement' which protects both parties and ensures the costs I incur are covered if a buyer should back out for no reason (this has happened to me before).

Once the offer is made, The Bear Estates in Coventry will raise a memorandum of sale covering details of buyers/sellers and their solicitors and the deposit must be deposited with my solicitor within 10 working days or the offer will be rejected. The land will continue to be listed as 'For Sale' and alternative offers will be considered until a deposit is secured.

Many of the surrounding fields have been bought up by property developers and several schemes are being developed because of the close proximity to the M42, M6, Birmingham Airport, the new HS2 development, Resort World and the new commercial centre planned to extend around Resort World.

This is the only area around the airport/Resort World that hasn't been developed to date and offers significant strategic long term value for investors.

My land is right next door to the multi million pound Birmingham Dogs Home development, something that wasn't there 3 years ago (See pictures). The hope value could be great for a long term investor. I am selling as I want to concentrate on another residential development.

Examples of these developments are: A major development scheme near Resorts World; a massive Birmingham nec Campus; New services on M42 and link road that cuts through existing green belt land near my field; Planned Retirement Village nearby; HS2 development of Birmingham International Station.
