Heathfield is an attractive market town standing on a ridgeway surrounded by beautiful rolling Sussex countryside. It is almost equidistant from Tunbridge Wells and Eastbourne, approximately 16 miles.
Heathfield has a busy high street with a variety of small local independent shops as well as supermarkets, cafes and restaurants. Within ½ mile of the land is the historic hamlet of Old Heathfield, that includes the Star Inn built in 1348 to accommodate masons working next door on All Saints Church. The view from here inspired Joseph Turner in 1818 to draw a picture entitled The Vale of Heathfield that’s now displayed in the Tate Gallery. Nearby is All Saints & St Richards a C of E Primary School and Heathfield Community College both rated ‘good’ in ofsted reports. 3 good independent private schools are located within a 40-minute drive and include Battle Abbey School, Bede’s School and Eastbourne College.

Planning Potential;

Local planning authorities are generally discouraged from granting permission to new isolated homes in the countryside but Paragraph 79 of the nppf provides a mechanism through which permission can be sought, providing that the design ‘is truly outstanding or innovative, reflecting the highest standards in architecture, and would help to raise standards of design more generally in rural areas’ and ‘would significantly enhance its immediate setting, and be sensitive to the defining characteristics of the local area’.
Following the agreement of terms of purchase the buyer will be invited to enter into an Exclusive Option Contract which will have a nominal consideration of £10. The parties to the Option will be the land owner and the purchaser. This document will include the legal title to the land and the agreed price. It will protect the buyer during the agreed term of the contract while the buyer is investing in the professional services of architects and others. During the agreed term (between 12 and 24 months ) the landowner is contractually bound by this contract to sell at the agreed price to the buyer.

Price guide;

Offers in the region of £300,000 for the western and central fields, and £400,000 to include the whole site of all three fields. The buyer may complete the purchase at any time during the option term but has no obligation to proceed, even after obtaining Planning Approval.
