House For Sale £400,000
High Street, Charlton On Otmoor, Kidlington OX5

Description
A delightful two bedroom cottage packed full of character in the picturesque Oxfordshire Village of Charlton on Otmoor, on the northern edge of the wildlife reserve, located just a few miles from Oxford and also providing easy access to both Bicester and Kidlington, offering frequent direct trains to London.

The front door opens into a porch providing space to stash away your shoes and hang up coats before entering through an internal porch door into the Living Room. There is a feature fireplace with wood burning stove set into a stone and brick inglenook, which fuels a back boiler that can provide heat to radiators in the rear extension and both bedrooms. Various electric and storage heaters are otherwise located through the house. Stairs lead to the first floor. The Kitchen offers a modern range of units that are at the same time sympathetic to the age and style of the property. A rear extension added in 2016 with vaulted ceiling and skylight windows provides the huge advantage of a further Reception Room space, for example for a Dining Room area or a second Sitting Room or Garden Room, with double doors opening onto the patio. A recessed area provides space for utilities.

On the first floor there are two Bedrooms including a good sized Master Room with built in wardrobes, and a second bedroom currently decked out with shelving and utilised as an ideal home office. The Bathroom is off the landing and provides bath with shower, WC and wash basin.

Outside the property, there is a pleasant front garden that sets the cottage back from the road and space to park along the street in front. To the rear there is an enclosed garden mainly laid to patio but also with planted beds and borders. There is the benefit of a garage at the end of the garden which has vehicle access to the rear. A timber shed has been bolted on to the back of the garage providing further outdoor storage.

Charlton on Otmoor is one of the ‘seven towns of Otmoor’, Otmoor being an area of Wetland and now a nature reserve - all accessed very easily from the village. Located just ten miles from the centre of Oxford, it is also just seven miles south of Bicester and around five miles from Kidlington. There is a village pub, The Crown, a very well regarded Church of England Primary School and the village Church of St Mary the Virgin. Local Transport services include two bus routes that run through the village (a Monday to Friday service and a Monday to Saturday service), and of course whilst feeling incredibly picturesque and rural in the village itself, it is very quick to access the M40 and A34. With regards to train services, the mainline Oxford Parkway station at Kidlington as well as the train stations at Bicester offer frequent, fast and direct trains to London, but further to these there is an even closer train station at nearby Islip, around 2.5 miles away, which also offers a slightly slower but nevertheless direct and efficient service for London.

EPC Rating: To Be Confirmed

note: The Crown (pub) has been closed during the 2020/21 pandemic and we are not in a position to speak for its future plans - therefore if the presence of a village pub were important we recommend making your own enquiries and satisfy yourself/yourselves in this regard
