This is only the second time Greenbanks has come to the open market since it was built in the 1930's. The current owner has been in occupation for over 30 years and it is only due to the owner having to move in with family that sees the house coming to the market. Therefore, this is indeed a very rare opportunity to acquire a very attractive, detached family home which can be occupied with the minimum of delay. The house requires improvement but offers tremendous potential to improve the existing rooms and, subject to the necessary permission, to extend accommodation. There are the most superb south facing views from the house over the village, over open land and on to the beach and ocean beyond. An extension to the front with a balcony would take full advantage of these lovely views.

The accommodation flows well and benefits mains gas central heating and double glazing to the majority of rooms. There is an Entrance Porch and Hall which leads to the double aspect Sitting Room which has a bay window taking in the fabulous views. Also, there are French doors to the front garden and red brick fireplace. Double doors lead to the Dining Room which also has a bay window and fireplace. There is a Kitchen/ Breakfast Room, rear lobby and boiler room and also a very useful Cloakroom/ Utility. Originally this was a 4 Bedroom house, however, it could very easily revert back. There are 3 generous Bedrooms with the principle bedroom offering to be split to provide the extra bedroom. The 3 piece Bathroom stands along side the good size cloakroom which has the potential for a second bathroom.

The property stands on a good size plot, which slopes gently away from the house to Beach Road. Once this was a splendid garden and by no means overgrown, it aches for a keen gardener to transform it back to it's former glory. There is access either side to the rear garden which offers good space for extension, sub pp. Here there is ample car parking space and an old garage. There is access off from the private road which connects to Springfield Road.

Greenbanks really is one of the last properties in the area offering canvass upon which the new custodian of the house can place their own mark. It is ideally placed for convenient access to the beach, yet being out and away from the 'hub bub' of the village centre. It is, therefore, essential to view the property to fully appreciate this position, the good accommodation and the potential on offer. When done, it will make for a superb family home, or as a most comfortable second home where one can enjoy the benefits of being by the sea and unwind whilst taking in the splendid views.

Greenbank stands in a prominent position in Beach Road, just before the turning into Springfield Road, and which is to the edge of the very sought after coastal village of Woolacombe. It has miles of superb, sandy beach which has, in recent years, been voted by TripAdvisor best beach destination in the UK and 13th best in the world! This makes Woolacombe a fabulous place for holidays and for recreational water sports. The beach blends nicely into Putsborough Sands to the south.

The village nestles nicely on the North Devon coast, through which the South West Coastal Path runs. This provides many miles of delightful walks to Baggy Point and Croyde and up to Mortehoe and the rugged north Devon coast beyond. The village has a good primary school, church, medical centre, pharmacy, post office and a good number of shops, and pub/ restaurants. The large Victorian town of Ilfracombe is 6 miles away and here there are further amenities and a Tesco superstore.

Barnstaple is the main market town and is about 14 miles to the south. Here there are social and leisure facilities as well as good covered shopping at Green Lanes and out of town shopping at Roundswell. There is a good choice of superstores, shops, pubs and restaurants. The Tarka rail line connects to Exeter where it links to London Paddington. The North Devon Link Road connects to the M5 Motorway at Jnct 27. Therefore, access to North Devon and Woolacombe is good.

We unhesitatingly recommend a full viewing of this lovely home, the likes of which are becoming very rare and which is set within this very sought after coastal village.
