The site

Subsequently, a reserved matters application (ref. 20/00285/maj) was approved in 2021 for the development of 27 dwellings, 21% of which are to be affordable (6 dwellings) and 1 is to be a self-build plot. Access to the site is to be provided via the recent and adjoining Kings Field development which in turn provides access onto Charles Road, with easy links to the major road network and the A380.

A further section of land to the east of the development will be sold with the site. Kingskerswell


Set in an elevated position in the heart of the South Devon countryside on the rural edge of Kingskerswell, this site is located between the English Riviera and the market town of Newton Abbot. The views on offer from the site are outstanding, taking in the surrounding area with Dartmoor National Park in the distance.

The A380 is easily accessed from the site, providing excellent communication links to Exeter and the M5 Motorway network beyond. There is a mainline railway station at Newton Abbot providing access to London Paddington. Kingskerswell itself offers a range of amenities including primary school, health centre and pharmacy, Co-op, post office, hair salons and public houses. Planning


Teignbridge District Council granted outline planning permission (ref. 16/01961/maj) on the 2nd August 2018. A subsequent reserved matters application (ref. 20/00285/maj) was approved on 22nd January 2021 approving details for the development of 27 dwellings.

S106 & cil

A cil liability notice issued on 26th January 2021 confirms a payment of £188,197.21 will be payable in respect of the approved scheme. The outline planning approval was also accompanied by a S106 agreement, which set out that contributions were required toward Cirl Buntings (£74,193) and Transport (£18,002.50). In addition, 6 of the proposed dwellings are to be affordable (70% to be affordable rented housing and 30% to be intermediate affordable housing) and 1 plot is to be 'self-build'.
