Description

Hales Place is an outstanding Grade II* Listed house of special architectural interest and historic note, surrounded by magnificent gardens and grounds amidst which there are various listed buildings including two 16th century castellated turrets, a well house, a cottage and a wonderful 17th century timber framed barn.

The principal residence, which takes its name from the Hales family, generations of whom resided there, is understood to date from the early 16th century and has been considerably altered and extended over the centuries. Set at the end of a long tree-lined drive and surrounded by glorious park-like gardens, the property is conveniently placed for the wide
range of amenities and shops that Tenterden has to offer, whilst Ashford lies about 12 miles away with more extensive shopping and frequent high speed links to both London and the Continent.

The house, having been sympathetically refurbished by the current owners, retains an immense amount of charm and character typical of a historic property of this age; features include exposed timbers and beams, high ceilings to most rooms, attractive exposed wood and painted wall panelling, wood mullions and leaded light windows with ornate wrought iron fitments. Impressive fireplaces feature prominently throughout the house, with Jotul wood-burning stoves to all of the reception rooms.

Elegant and beautifully proportioned reception rooms are arranged over the ground floor, providing perfect entertaining areas and comprising drawing, sitting and dining rooms, all of which enjoy wonderful vistas over the surrounding landscaped gardens.

The extensively fitted kitchen/breakfast room, with under-floor heating, has a range of bespoke cupboards and central island with silestone work surfaces. Appliances include a Lancanche range cooker, an integral Miele dishwasher and Miele microwave. French doors open out to a wide east-facing terrace with steps leading down to a children's play area.

Situated off the rear hall there is a utility/laundry room with additional cupboards, shelving and space for various white goods.

Access to the first floor can be gained via two separate staircases, with the stunning principal oak staircase leading up from the reception hall to a generous landing and continuing up to the second floor. Situated over the first and second floors are eight bedrooms which are served by three bath/shower rooms, fitted with attractive modern white sanitary ware.

Hales Place Cottage
Attached to the south-western corner of the house is an early 16th century Grade II listed red brick arch linking to what were the original stables, and having now been beautifully converted into a self-contained 3 / 4 bedroom cottage with versatile accommodation including 3 reception rooms, a fully fitted first floor kitchen, a utility room and bathroom.

Gardens & Grounds and Outbuildings
Hales Place is approached via wrought iron gates that open to a long shingle drive flanked by lawns and hedges and continuing to a second set of gates. The drive then culminates in a turning circle to the south-east with a spur leading around to a detached garage and an open bay garage block with parking for a number of cars.

The formal gardens and grounds provide a breath-taking backdrop to Hales Place. To the north of the house lies the stunning formal walled garden festooned with varieties of climbing roses, with fascinating listed 16th century turrets to the east and western corners. Gates lead off to the east, where 'Garden Rooms' include the Rose Garden and the Mediterranean Garden and the west where there are various specimen trees and a charming listed well house.

Recreational facilities comprise a heated outdoor swimming pool with electric cover and an all-weather tennis court.

The gardens are protected by adjoining fields which have been extensively planted with silver birch, oak trees and an apple orchard.

The Barn & Machinery Barn
To the south east there is a beautiful detached early 17th century listed timber framed barn with half hipped plain tiled roof, which is currently divided into useful storage areas. Adjacent to this is a modern machinery barn.
