Description
Guide Price £600,000 - £630,000 -agent tour available. Looking for a family home with a wonderful view then look no further than this fantastic 4 bedroom detached spacious property a short drive to East Grinstead Train Station.

This really is an exceptional family home situated in the heart of Sharpthorne and within a short drive of Haywards Heath and East Grinstead Train Stations and also the local Rudolph Steiner Michael Hall school and various other good local private and grammar schools.

The property has been well maintained and is beautifully presented throughout. What is particularly noticeable is the situation the property occupies with the most stunning views from the front of the property whether from the living room or the hallway and upstairs bedrooms the view in itself is why the current owners bought the property.

The property is spacious and light and airy but it has even further scope and potential to extend should it be needed.

When speaking to the owners they highlighted several key points to note since living at the property and some fabulous highlights about the property.

Firstly when asked the owners stated the main highlight was without doubt the view, "It looks different at different times of the day – in the evening the sun shines in the distance and the light over the view is absolutely lovely. I find it quite a relaxing view and it always calms me when I look at it."

About the village and surrounds itself and the general maintenance of the home the owners commented.

"We love the village of Sharpthorne and the very close village of West Hoathly. You can walk up the
hill and into West Hoathly within 5 mins.
The Cat Inn in West Hoathly has a very good reputation for its food, and has a lovely atmosphere. In the winter they have a lovely open fire and to sit in the pub with a roaring fire with a pint or a glass of red wine takes some beating.
We have very nice memories of walking to the Cat Inn in the winter, especially with snow on the
ground. After a short walk to enter a pub with a roaring fire takes a lot of beating! In the summer, we can sit outside the front of the pub looking out at St Margaret Church, West Hoathly. There has been a church on the site since the 11th century and the whole village has a lot of
history.

Just up the road from there is The Priest House, a Grade II listed 15th century timber framed hall
house and museum. I have been there a number of times and the gardens are lovely and the guy
that shows you around the house has lived there for many years and is very knowledgeable. The last time he told us that in the 1960s Richard Burton and Elizabeth Taylor had visited and loved the house and the history!

There are plenty of walks from the house, one I like a lot is to walk down through the village of
Sharpthorne and you can walk by the railway line of the Bluebell Railway. There is a crossing at the
bottom of the village and there is a thrill in being by the railway line as a steam engine passes by and everyone inside is waving!

I worked in London for many years while we have lived here. You can choose to drive to either East
Grinstead station or Three Bridges Station, both are about 15-20 minute drive. I did not find it a
problem commuting from here.

I used to really look forward to coming home in the evening and being in the country and sitting out and enjoying the view and the sound of the birds after spending a day in London. We have a lot of bird visiting the garden, and for a number of years have seen a woodpecker regularly visit at certain times of the year. We have many birds that nest in the trees (and we have put up bird boxes). Watching the birds start to collect things to build their nest, and then once the baby birds have fledged, we have seen many birds being fed by their parents all throughout the spring.

We are not far from a number of very good golf clubs, Haywards Heath Golf Club, Lindfield Golf Club and Copthorne Golf Club. All these are easily driveable within 15-30 minutes and all have very good courses.

The house is very central for many places, we have also worked in Dorking for most of the years we’ve lived here, which is about 45 minute drive across country or alternatively on the motorway.
Gatwick airport is about 20-25 minutes’ drive from the house.

What we love about the house is the open space around it and that it is not overlooked by any
neighbours. We appreciate that we are by a road, but it can still be very quiet here, and to be
honest we do not notice the traffic.

All the windows and the front door were replaced with Grade A double glazed windows in January
2018 and we have a fensa certificate.
All the facias were replaced by Anglian at the same time and new. "

To fully appreciate this fabulous home we highly recommend a viewing on this stunning home.
