House For Sale £995,000
Paulet Road, Camberwell SE5

Description
Generous seven bed, three bath Victorian fixer-upper of three full floors and 2095 square feet, with a south-east facing garden.

This is a cool Camberwell spot with Brixton and Oval close by too. Your closest big road is Coldharbour Lane which is great for London-bound buses. Your nearest station is Loughborough Junction (walk four minutes) for Thameslink services to Elephant & Castle (where you can pick up the tube) and beyond.

In the front door and you’ve got a through-reception right of the hall. The bay-windowed front room is 15 feet by 14; the rear room is over 11 feet each way.

At the foot of the hall you’ve a handy w.c. To your right, and straight ahead is a big eat-in kitchen beyond which is a basic conservatory space. The garden extends 40 feet.

Upstairs to the first floor the large master bedroom fronts the house and is over 18 feet by over 12, and has a private shower room. Adjacent is a double of 12 feet by over 11. Off the half-landing you’ve got a double bedroom of over 12 feet by over 11 (with basin) and a shower next door.

The second floor delivers two further double bedrooms and two singles, and the main and windowed bathroom.

Getting around? The most local stations are Loughborough Junction (10 minutes by foot) and Denmark Hill Station (16). Brixton tube is easily reached with a short bus ride.

Central Camberwell has a strong offering of places to eat and drink for all budgets, alongside useful shops, banks and a Morrison’s supermarket. Some of our favourite restaurants are The Camberwell Arms, Silk Road, The Crooked Well and Theo’s. Cafe culture is strong too. Try Love Walk Cafe, The Pigeon Hole and Lumberjack.

In the opposite direction - headed for Brixton, it’s only a five minute walk to the popular live jazz venue at The Junction. Further along, Mamma Dough and Nanban (Brixton Village/Japanese fusion) on Coldharbour Lane itself come highly recommended. We love Three Eight Four too, for delicious cocktails and small plates. Central Brixton is home to established greats: The Brixton Academy and The Ritzy Cinema. And Brixton Village serves up the best street food you could wish for.

Ruskin and Myatt’s Fields Parks are your local Victorian parks, both have bandstands and community events galore, and Brockwell Park with popular lido is an easy bus ride or cycle. Camberwell Green hosts a Saturday Farmers’ Market 10am-2pm.

Keeping fit is easy round this way with Camberwell leisure centre on Artichoke Place a short stroll away, plus Zen Yoga Studio and Butterfly Tennis Club at the foot of Camberwell Grove.
