Description

Occupying a commanding position overlooking the vibrant waterway of the Cleddau estuary, Richmond House is a stunning property. With sweeping views from all its principal rooms, you can watch small sail boats venturing up the snaking Cleddau, or spot larger commercial ships venturing out to sea down one of the UK’s most historic natural harbours. As impressive as the outlook is, the property itself truly rivals it. Richmond House offers hugely flexible accommodation with five bedrooms (three of which are ensuite) spread over two floors. The property would be ideal for a growing family or, with the split level layout, it would be very easy to divide the property into a main house with a two bedroom, self-contained, annex.

You enter the property from the spacious driveway into the central entrance hall. From this entrance space, stairs lead down to the ground floor with the hallway opening through glazed double doors to the large sitting room. Accessible from either the hall or sitting room, the western side of the property is taken up by a modern kitchen diner which in turn opens onto a balcony to the side and rear of the property. Next to the sitting room on this level is a hugely impressive master suite. The main bedroom has ample room for freestanding furniture along with a range of built in cupboards. In addition, it opens into a very generously sized dressing room and ensuite bathroom. Completing the accommodation on this level is a guest cloakroom and an internal door to the property’s integral garage.

On the ground floor of Richmond House you find a spacious central hallway which connects all the rooms and has a lockable door to divide the two sides of the property. A family shower room serves two of the bedrooms on this level with the other two enjoying their own well-appointed ensuite shower rooms.

All the bedrooms on this level share the stunning views of the waterway to the rear of the property, each with its own door that opens onto the rear deck and gardens. The final room on this level is an additional kitchen/reception area with its own access to the side of the property. This would be an ideal games room or bar area but also would provide the perfect reception space for the annex area. Be it for extended family, or paying guests, this space provides the perfect amount of privacy for its occupants and the main property.

Externally

The property offers parking for numerous vehicles on its large gated driveway. The integrated double garage also provides a perfect storage and workspace to complement the external parking space. The gardens extend to the rear of the property and include a large area of decking along with two balconies which are the perfect places to take in this stunning vista. The gardens lead down a snaking path to a lower terraced level where you will find a lawn area and a timber summerhouse. This space makes for an ideal entertaining venue away from the main property.

Combining this fantastic mix of internal and external living space with this breath-taking view, Richmond House must be one of the most impressive properties to look out over this vibrant stretch of water. The property also benefits from having a wide range of shops, supermarkets, and food outlets within walking distance. With such flexibility to its internal layout, along with its position in the heart of this beautiful county, this stunning property is sure to impress any viewer.

Rooms

Main House
As mentioned above, the property can be used in several different ways, either as a five bedroom single property or as a three bedroom house with a self-contained two bedroom annex. All this would take is locking an internal door in the lower hallway to separate the two units. For the purposes of this description, the property will be described as a three bedroom, with a two bedroom annex, as this is how it has been used most recently.

Entrance hallway
You enter the property from the driveway into a large and welcoming entrance hallway. To your right an oak staircase with glass balustrades leads down to the lower floor. On the far right hand wall is a large built in cupboard with glass sliding doors, ideal for coats and boots. Next to the cupboard is the internal door to the integral garage. Immediately to your left as you enter is a cloak room with doors in front of you to the master bedroom suite, along with a glazed door to the kitchen and glazed double doors to the sitting room.

Cloakroom
A frosted glass window to the front allows natural light into this room which is furnished with a hand basin and lavatory mounted in a vanity unit.

Integral Garage
Accessed either from the electric up and over door to the drive, an external pedestrian door to the rear, or the internal door to the hallway. Providing ample space for two cars or several motorbikes or watercraft, the garage is an ideal storage and workspace. Shelving on the walls along with kitchen base units, sink, and plumbing for a washing machine and dryer, add to the utility of this room. The property’s system boiler and hot water tank are also located in this space.

Sitting Room
Positioned at the centre of the property, this spacious reception room enjoys probably the most impressive views of the estuary in the house. These views are framed perfectly by an entire wall of glass that fills the far wall of the room. From this commanding position you can watch the small boats anchored on the moorings below along with larger ships navigating this historic waterway. On the opposite bank, the busy Neyland Marina is filled with yachts and smaller vessels, with the impressive curve of the Cleddau Bridge visible to the far left. The sitting room is the perfect space to take these views in and would be the ideal space to unwind with a film or retire with friends after a party. The high quality oak flooring, along with the solid oak doors that are found throughout the property, are a beautiful finishing touch to this space.

Kitchen/Diner
Accessed from either a single glazed door to the entrance hallway or a pair of glazed double doors from the sitting room, this spacious kitchen dinner is a fantastic space. In a ‘L shape’ layout this room wraps around the front and side of the property. With windows to three sides and a French window to the large side balcony, this room is light throughout the day and enjoys the stunning views of the estuary to the rear. The kitchen is finished with white high gloss units and dark granite countertops with matching upstands and windowsills. There is an impressive array of integrated white goods with two Neff tilt and slide ovens, Neff coffee maker, and Neff microwave and grill. An integral dishwasher, fridge, freezer, and five ring ceramic hob complete the white goods. The kitchen has a central island which provides storage along with a breakfast bar for informal dining. As the room opens to the rear of the property, there is ample space for a larger dining table with the double doors to the sitting room and balcony making this an ideal space for any family gathering or party.

Bedroom 1
Enjoying the same elevated views as the reception rooms, the master bedroom suite also enjoys its own balcony overlooking the waterway. On the rear wall the bedroom also benefits from a double and single fitted cupboard with oak doors to match those found in the rest of the property. A door on the far wall leads into the dressing room and ensuite.

Dressing Room
A fantastic space that would accommodate even the largest wardrobes. The far wall is lined with mirrored sliding doors that hide a full range of fitted storage. Opposite that is an additional fitted cupboard behind double doors. A window to the rear overlooks the waterway with a fitted dressing table in front of it.

Ensuite Bathroom
Off the dressing room is the master ensuite. A tiled corner shower cubicle is complemented by a separate bath on the opposite wall. To the side of the bath is a useful airing cupboard with fitted shelving. A lavatory and hand basin set in a vanity unit, along with a heated towel rail, complete the accommodation.

Ground Floor Landing

A central hallway connects all the ground floor rooms. A built in storage cupboard is found at the bottom of the stairs with room for more storage furniture under the open tread staircase. The hallway continues round into the portion of the property that could be used as an annex; a lockable internal door could separate these two spaces.

Bedroom 2
Positioned below the master bedroom, this double bedroom offers ample space for freestanding furniture. There is a large built in cupboard along with a floor to ceiling window and door to the rear terrace. All the bedrooms on this level enjoy the same impressive views of the estuary that are found throughout the property.

Bedroom 3
The smaller of the two doubles in the main part of the property, this bedroom would still shame most master bedrooms in a normal property. A large storage cupboard and the same window and door arrangement as its neighbour lead out onto the rear deck.

Family Shower Room
The two bedrooms on this level share a well-appointed family shower room. A fully tiled corner shower cubicle, and large hand basin and lavatory, complete this spacious room.

Reception Room/ Kitchen
With its own front door and access from the side of the property, this area would provide the two bedrooms with a self-contained reception and cooking area. Alternatively, this would be a perfect games room with its own kitchenette to save travelling upstairs. This large space runs from the front to the back of the property and has two windows overlooking the waterway. The kitchen is positioned at the rear of the room and mirrors the style of the one found upstairs. A fitted double oven and hob, along with space for a freestanding fridge/freezer, are surrounded by wall and base units.

Bedroom 4
Both bedrooms in the annex are very good sized doubles, with the one in the centre of the property being slightly larger than its neighbour. With a built in cupboard, and a glazed door and window to the rear deck, this bedroom also benefits from an ensuite shower room.

Ensuite Shower Room
Finished to the same standard as the other shower rooms, this space benefits from a tiled corner shower unit and lavatory and hand basin set in a vanity unit.

Bedroom 5
Almost mirroring its neighbour, this double bedroom has the same large storage cupboard, glazed door and window, with views to the rear.

Ensuite Shower Room
Well-appointed with the same impressive facilities as the other ensuite bathrooms, this room benefits from a corner shower, and lavatory and hand basin set in a vanity unit.

External

From the road, Richmond House is approached via a large driveway, with custom made wrought iron gates to the roadway, which leads to the main turning and parking area. With space to park numerous vehicles, there is enough room for two separate parking areas if the annex was being used separately to the main house. To complement the driveway parking, there is a large double garage with internal access to the main house. An ideal parking or workspace, this garage is a fantastic addition to the property.

Access is available around both sides of the property to the rear garden, with a staircase leading down from the driveway directly to the side door to the annex. Immediately behind the property is a very large area of decking which takes in the incredibly impressive views to the rear. This is complemented by two raised balconies that open off the master bedroom and kitchen/diner on the first floor. Almost every room in the property enjoys these sweeping views of the waterway, but this decking area forms the perfect venue to take in the full vista. The garden slopes down to a terraced lower section, with a winding path and series of stairs leading down to this level. As you descend, you notice the impressive feature of a metal anchor that has been set into the bank, ideal if you are picking out the house from the water.

At the lowest point of the garden is a level area of grass with a substantial timber summer house to create an additional entertaining space. There is also a shed to the side of this area with a privet hedge surrounding this space.

The outside of the property is covered by a CCTV system and smart doorbell for added security and convenience.
