Llandruidion, Solva, Haverfordwest SA62

Description
An opportunity to acquire A parcel of highly productive early coastal land extending to 80.31 acres or thereabouts located on the west pembrokeshire coastline between solva and st davids and within the pembrokeshire coast national park and being suitable for grazing, cropping or arable purposes. The land also benefits from grazing rights on the adjoining morfa common.

Situation:

The land is situated in the small hamlet of Llandruidion which lies between the popular coastal village of Solva and the historic cathedral city of St Davids in an area of land renowned as being an early and productive belt of farmland suitable for grazing, cropping or arable purposes.

Local services can be found in both Solva and St Davids with the towns of Haverfordwest and Fishguard also being within easy reach.

Directions:

A location plan is attached. The land can be either accessed off the minor road that leads off the A487 into the hamlet of Trelerw or via a Right of Way off a green lane that leads off the access within Llandruidion itself.

Description:

This is a parcel of highly regarded land that extends to 80.31 acres or thereabouts that overlooks the coast being bordered to the south by the long distance Pembrokeshire Coast Footpath, that crosses the adjoining coastal headland which is known as Morfa Common. The land benefits from grazing rights over the Common.

The land is a level and productive block of land that is in the main down to pasture but which has in the past supported grazing, cropping and arable use being a series of interconnected easily worked fields with the benefit of roadside access off the minor road that leads into the hamlet of Trelerw.

Plans are attached for identification purposes only with a copy of the 1970's edition of the plan together with a copy of the iacs plan as several boundaries have been removed between the different plans. The boundary is reasonably well fenced with boundaries being formed in traditional Pembrokeshire hedge banks that provide a degree of shelter, alongside post and wire. Access to the land is via a gateway off the lane that leads into Llandruidion at Point 1 on the plan and 2 further gateways off the adopted highway that leads into Trelerw at Points 2 and 3 on the plan. We are advised that enquiries were made for a new access off the A487 on the north western boundary and these have had a positive response although no doubt any interested parties will make their own enquiries.

Services:

There is currently a system of mains water to various troughs within the land but a new meter and supply will need to be installed which presumably could be connected to the existing system. Purchasers will need to make their own enquiries.

Tenure: Freehold with vacant possession upon completion. It should be noted that there is a Public Footpath crossing the land. We are advised that the land has the benefit of grazing rights on the adjoining Common - details to be confirmed.

General Remarks:

This is a rare opportunity to acquire a parcel of highly productive agricultural land that enjoys a coastal aspect being located between Solva and St Davids and with superb coastal views.

Land in this area is renowned as being an early block of highly productive land suitable for all agricultural purposes and quite possibly there may be some potential for alternative use, subject to the necessary planning consents being obtained, and no doubt any parties interested in acquiring the land for any alternative use would make their own enquiries of the relevant authorities. Viewing is highly recommended and can be viewed at any time on foot.
