House For Sale £725,000
Claylands Road, London SW8

Description
This wonderfully bright three-bedroom house with private west-facing garden is positioned at the edge of Claylands Green. It sits on Claylands Road, a quiet residential street a few minutes’ walk from Oval and Vauxhall Underground Stations and the Grade ii-listed green spaces of Vauxhall and Kennington Parks.

Claylands Green is bordered at one edge by a terrace of neat Victorian terraced houses, and these modern counterparts built in the 1970s as part of the Ashmole Estate echo their neat proportions. The house has been beautifully redesigned with functionality and flexibility in mind, using a contemporary palette of resin and zinc, and smart walnut and white cabinetry.

The Tour

The house is set behind an enclosed front courtyard and is oriented east-west, meaning sunlight pours in throughout the day. Inside, the ground floor has been completely opened up to create an expansive open-plan living room and kitchen. This space has a generous sense of flow and is connected to the garden by a glazed rear extension that draws even more light into the room. Deep grey resin floors run underfoot throughout.

The kitchen is situated at the eastern end of the space, where walnut cupboards topped with patinated zinc worktops form a u-shape design, perfect for entertaining and preparing food. At the other end of the room, huge sliding doors open the living room to the garden. Floor-to-ceiling cabinetry runs along one wall, concealed by elegant white doors, and there is a downstairs WC.

Upstairs, bamboo floors run underfoot. There are three bedrooms, the largest of which has built-in wardrobes. The family bathroom has been recently re-finished with cheery buttercup yellow rubber floors. Each upstairs room has a bank of windows that frames views over the leafy trees that shade the estate. Like many of Britain’s post-war developments, the layout throughout is wonderfully sensical and has a real sense of generosity in its proportions.

Outdoor Space

Large sliding doors open from the living room to the west-facing garden. The walled garden is a perfect suntrap, and there is a shed for storage.

The Area

Oval is much-loved by locals and is well provided for with pubs and parks. Grade ii-listed Kennington Park, Myatt’s Fields and Vauxhall Park (which has a green flag award) are all beautiful green spaces within easy reach of Claylands Road. The Fentiman Arms and the Canton Arms offer excellent food and there is a weekly farmers market at St Mark’s Church, Kennington. Nearby Brunswick House serves breakfast lunch and dinner from a Georgian Mansion, while Italo Deli on Bonnington Square is a local institution. Peckham and Camberwell are easily reached by bus and have a lively food and bar scene.

Claylands Road is a short walk to the Thames Path which runs east into the centre of London and will soon connect west through the ongoing development of Nine Elms, Vauxhall and Battersea. Kennington Road has excellent local amenities including a daily flower market and there is good coffee and cake to be had at Vanilla Black, Sally White and Urban Botanica. The Kennington Triangle has undergone something of an artistic rebirth in recent years and is now home to Newport Street Gallery, cabinet Gallery, Gasworks, The Camera Club, The Tea House Theatre and The City & Guilds London School of Art.

Nearby Ashmole Primary School is rated ‘Outstanding’ by Ofsted.

This area is exceptionally well connected; both Oval (Northern Line, both Bank and Charing Cross branch) and Vauxhall (Victoria Line and National Rail services) tube stations are under five minutes’ walk away. There are good bus connections into the city and access to cycle superhighways
