Description
A rare opportunity to acquire A prime corner positioned stable yard conversion, four bedroom, three bathroom, two reception home with A views out over historic protected farmland

Historic overview of the immediate surroundings of 'Pudsier' and the village.
Stratton Audley, originally known as Stratton before the arrival of the Audley family in the 13th century dates back past its listing in the Domesday Book in 1086. It is possibly the village 'Stratone' meaning 'street' and could be an Anglo-Roman site. 'Street' refers to the Alchester to Towcester Roman road. A simple oak ring constructed castle was replaced with a stone one, reputed to have four towers, in the mid-1340s and located in the field adjacent to 'Pudsier'. In the panoramic elevated picture, the earthwork with the water ring in the centre of the image is what remains of the castle's moat. It lies only about 30 yards from the property and is in immediate armchair view of the Sitting Room picture windows. Being an historic protected site, it will never be built on.

The village has a history of agriculture and lacemaking. It was occupied by both sides during the civil war and is probably best known these days for being the home of the Bicester Hunt. The kennels are located on the Bicester Road and the hunt musters up outside the Red Lion pub in the heart of the village, just out of view from 'Pudsier' being the other side of the church but, only a couple of minutes' walk away.

'Pudsier' is part of a private gated community limited to just four stable conversions. Of all of them, it has the luxury of being, by far and away, the one with the best view. Developed from what was the stable block to Stratton Audley Manor and located just behind the Dower House, 'Pudsier' is the pick of the crop. The property was purchased from new as a second home and therefore has hardly been used. The view sold it to the current owners and is hard to rival. There is an open outlook across the protected field, past the grassed over castle remains and up to the church.

In market terms Stratton Audley is at the top of the pecking order when it comes to satellite villages of choice around Bicester, the heart of the village being the Red Lion public house.

Separated from Bicester by the historic airfield, now operated by Bicester Heritage, Stratton Audley is just a three-minute drive from the town's ring road and is well placed to pick up either junction 9 or 10 of the M40. Bicester has two railway stations which run to London Marylebone, Birmingham New Street and Oxford. Both the East-West Rail project linking Oxford with Cambridge and HS2 are miles distant and do not have a negative impact on the village or the view from 'Pudsier'.

The Property Accommodation

Named after a racehorse, 'Pudsier' occupies the prime corner position in this unique development. The Sitting Room measures 22ft x 17ft, has a vaulted ceiling with exposed beams and ironwork, a fireplace and a very special view made even more visible by the 17ft of picture windows. The Dining Room comfortably takes a dining table for 8 to 10 people and the Inner Hall has sensible proportions to accommodate furniture. The Cloakroom is suitably wide. The Kitchen Breakfast Room has a range cooker and French doors out onto a sun trap of a courtyard, ideal for an alfresco breakfast. The Reception Hall is vaulted and bridged by a mezzanine landing serving the Two Upstairs Bedrooms each of which has built-in wardrobes and full an En-Suite Bathroom. The Master Bedroom is dual aspect, of good proportions and has its own en-suite bathroom, making three en-suites in total. The Fourth Bedroom is on the ground floor and a double. There is a Garage and Two Parking Spaces. The garden has a view out over the castle earthworks and up to the church.
