Description
A wonderful double upper apartment with views over The Grassmarket to Edinburgh Castle, in the heart of the Old Town.

Location

The Grassmarket is located directly below Edinburgh Castle and forms part of Edinburgh's historic Old Town. The view to the north, dominated by the castle, has long been a favourite subject of painters and photographers, making it one of the iconic views of the city.

The historic Old Town is a unesco World Heritage site and boasts a fine array of shops, cafes, restaurants, bars and tourist attractions. Princes Street, George Street, St Andrews Square and the new St. James Quarter are within easy reach and offer all the amenities you would expect of a capital city with local, high street and luxury retail shopping, Michelin starred dining establishments and many excellent bars and cafes.

Waverley Train Station is close by and there is a regular bus service on the doorstep. Edinburgh's Commercial District is also within reach.

The property is in the catchment for Tolcross Primary and James Gillespies High School whilst a number of Edinburgh's top fee-paying schools are nearby.

Description

41 Grassmarket is a truly unique b-listed apartment situated in the heart of Edinburgh's historic Old Town. The accommodation is set out over two floors and boasts wonderful views over The Grassmarket to Edinburgh Castle.

The property has its own front door at street level, with a stone spiral staircase leading to the accommodation on the second and third floors. There are many period features including wooden floors, fireplaces and working shutters which are complimented by a modern kitchen and bathrooms.

The sitting room is at the front of the property and enjoys some of the best views of Edinburgh Castle of any property in the city. There is a spacious modern kitchen with room for a dining table and chairs. There are five bedrooms set over two floors, with a modern fitted bathroom and shower room – one on each floor.

The property suits a variety of uses. It has been a wonderful family home for my clients since the late 1970's whilst offering the opportunity to let the upper floor as a self-contained flat, subject to obtaining the necessary consents.

History
A former brewery gatehouse, it was built in 1858 to a design by David Cousin (1809 – 1878): 'small but richly detailed Jacobean front block of the Old Heriot Brewery, with ogee-roofed turret at the right and a spiral tower to the left. Strap worked pediments over the corniced doors and rose and thistle finials at the centre dormer-heads.' (Edinburgh by Gifford, McWilliam and Walker). The building is within the Edinburgh World Heritage site and one of the few points of delight on the south side of the Grassmarket.

David Cousin was one of the most talented architects and landscape architects of his generation, studying under William Playfair. As Edinburgh City Architect from 1841 to 1872, he was responsible for many prominent buildings, cemeteries and churches in the city as well as the design of East Princes Street Gardens. His design for the Corn Exchange (yet another specialism of his) brought him to the Grassmarket mid-career and, commissioned by Jeffrey's brewery, he returned to design the gatehouse next door.
