2 bed Flat For Sale £1,295,000
Leinster Square, Notting Hill, London W2

Description
With two private patios, a shared back garden and access to one of Notting Hill’s exclusive garden squares, this two-bedroom flat is a peaceful hideaway amid the buzz of a storied west London neighbourhood.

Brickworks Says

Nestled on the lower ground floor of a classic Regency terrace, this two-bedroom flat is surrounded by green spaces and lively places. A pretty patio, twined with climbers, leads to the private entrance. Inside, the space feels spacious and bright, thanks to a clever layout with windows gazing out on both front and back patios from every room.

The living area is arranged around an elegant fireplace with bookcase surround, and there’s ample room for a dining table on the way to the neat galley kitchen with exposed vault. Two bedrooms flank the rear patio—the smaller one ideal as a studio or home office. French doors lead out and up to the expansive, ivy-clad shared garden. And as the pièce de résistance, the flat has a coveted key to Leinster Square Gardens. Inside and out, this home has a pervasive sense of peace: An extraordinary feat, given its prime, central location.

On the border of Bayswater and Notting Hill, just off Westbourne Grove—with its countless cafes, shops, restaurants and watering holes—the flat is also within easy strolling distance of Portobello Road. Kensington Gardens and Hyde Park are on the doorstep. And transport links are plentiful: There are no fewer than four stations within walking distance. Even Paddington, with its mainline rail, Heathrow Express and future Crossrail services is reachable on foot.

The Owners Say

I lived in the flat for a year when we were doing works to our house and I absolutely loved living there. Having access to three gardens is amazing! We met lovely people in the garden square and celebrated my son’s first birthday there. We loved being so close to Hyde Park, and we joined the Serpentine Swimming Club so we could wild swim every morning in the summer. The flat stays beautifully cool during the summer and is majorly cosy in winter. The bedroom looking onto the garden is so quiet, you feel like you’re in the country.

The location is so central and hugely convenient; it’s a fantastic place to live. We love Sushi Shop, Durbar for delicious curry and the most amazing Lebanese, Hafez, at the end of the road—not to mention all the dim sum up and down Queensway. Just around the corner, there’s Ben’s fruit and veg shop, a fantastic Italian deli and a kitchen store to die for. You can do yoga at the west London Buddhist centre or sauna at the amazing Porchester Baths. As a Westminster resident, you even get a discount there.
