Selwyn Road, London E13

Description
A pristine and tranquil recently refurbished one bedroom apartment with rear garden on the upper ground floor of a substantial Victorian conversion in Upton Park. Here you have an array of transport links, a range of wining and dining options and a wealth of open green spaces within easy reach.

The seventy seven acre West Ham Park, the borough's largest green space and site of the first ever goal to be scored in the fa Cup, is just six minutes away on foot. With tennis courts, football pitches, ornamental gardens and cafes it's ideal for exercise of all kinds, or just relaxing in nature.

If you lived here

You'll be enjoying your handsome suite of artfully designed spaces on a daily basis. The lounge comes in at over 205 square feet, with a bay window smartly attired in plantation shutters, engineered hardwood underfoot, plenty of space for dining and a vintage fireplace with timber mantel serving as a fine centrepiece. Next door your bedroom's a generous double of 150 square feet with tranquil leafy views behind more of those delectable shutters.

Continue past a wealth of storage in the hallway and the kitchen's home to a white metro tile backsplash, contrasting ebony walls and flawless timber worktops. This palette's maintained into the black and white suite of your effortlessly contemporary bathroom, where you'll find a shower over the tub and heated towel rail. Lastly, the hallway leads out into the garden - a barely overlooked length of lawn overseen by mature foliage with high fences for privacy.

Outside, and both Plaistow and Upton Park tube stations are half a mile away on foot for the District and Hammersmith & City lines which will speed you directly to Liverpool Street in around eighteen minutes, or the South Bank in a little over half an hour. Forest Gate station is a nine minute cycle to whisk you directly to Liverpool Street in just eleven minutes, and with the imminent arrival of Crossrail you can expect journey times to improve still further. The platforms and ticket offices have already been upgraded and when the Queen Elizabeth line arrives in full, you'll have direct, nineteen minute access to the West End via Bond Street.

What else?

- Incredibly, you can stroll to the banks of the River Thames in less than an hour. Right from your front door.
- For your new local we'd be remiss not to recommend The Black Lion, a historic 18th century inn with a large beer garden. Just a half mile on foot.
- Drivers can be on the North Circular in just ten minutes, and the arterial A12 in a couple of minutes more.

A word from the owner....

"We have absolutely loved our garden – facing West it gets all afternoon sun but having West Ham Park just 5 minutes from the house is a great extension. The street has a friendly “neighbourhood” feel – a quiet one way with Selwyn Primary School at the top. Neighbours wave and talk amongst one another in the street and backyards alike. Indian food fans will enjoy having Green Street a 10-minute walk from the flat. Our personal
favourite is Vijay's Chawalla which has exceptional Bombay street food. We originally purchased the flat in 2016 as first-time buyers – having lived in the East End we knew we loved the area. In our five years we have installed floating shelves with steel rods for a slick storage area in the main living room, bamboo flooring throughout as well as a complete kitchen renovation with built in appliances."
