House For Sale £995,000
Penarth Centre, Penarth Street, London SE15

Description
Configured across two floors of the Penarth Centre in South Bermondsey is this unique four-bedroom home, designed by Ivo Carew Architects. The minimalist aesthetic draws on Carew’s work and training with John Pawson and Sou Fujimoto, culminating in a set of flowing, pared-back interiors which celebrate the simplicity of their materials. The plan, which extends over 2,500 sq ft, is complemented by a large studio space on the first floor, which is currently home to Carew’s practice. The Penarth Centre is a wonderful postmodern warehouse unit, positioned between Bermondsey, Camberwell and Peckham in south east London and home to a strong artistic community.

The Tour

Access is gained on either the ground or first floor, where the significant proportions are immediately apparent. The deliberately minimal interior aesthetic allows the industrial character of the building to take centre stage, with polished concrete floors, white-washed walls and high ceilings providing the perfect backdrop for warehouse living. The open-plan ground floor accommodates two living areas and a dining room, currently delineated by the owner’s large dining table. Large south-facing Crittall windows bathe the space in light, from the dining room to the contemporary kitchen opposite; this is fitted with Pietra Serena worktops and simple units. Beyond the kitchen, there is a family bathroom fitted in white tiles.

A newly installed spiral staircase links the ground and first floors. The first-floor landing area emphasises the generous proportions, with natural light cascading through a skylight above the stairs and bouncing off the white-painted floors. Built-in wardrobes have been fitted to free up extra space in the bedrooms, of which there are four on this floor. Each is equally bright and has south-facing Crittall windows.

Perhaps the most impressive aspect of this floor is an expansive studio space, which could easily be reconfigured as a further living room, or even additional bedrooms. It has four skylights overhead and large Crittall windows, as well as an en suite WC. There is direct access to the first-floor mezzanine over the Penarth Centre’s central courtyard.

Planning permission has recently been secured for two roof lights and a roof lantern, creating roof access. The permission is for a split-level design and would provide an extra 80 sq ft of floor area above the existing shower room and WC.

The Area

The Penarth Centre sits within a vibrant creative community. There are frequent gallery openings in the building, which houses a number of artists’ studios, as well as the Sid Motion Gallery. The warehouse itself is configured around a shared communal courtyard.

Peckham is a short walk or bus to the south and has a wide range of restaurants, bars and shops. Particular favourites include the General Store on Bellenden Road, Taco Queen on Rye Lane and the array of music, exercise and arts venues within Peckham Levels and Copeland Park.

The closest station is South Bermondsey, a seven-minute walk away. Direct trains run to London Bridge in five minutes. Plans remain in place for an extension of the Bakerloo Line on the Old Kent Road, with a planned station just six minutes from the Penarth Centre. There are two allocated parking spaces in the Penarth Centre’s secure car park.
