Description
Iliffe & Iliffe are delighted to bring to market this three bedroom, detached, spacious home.

Occupying an impressive plot on Ham Road, just outside Faversham, this property offers development potential and an opportunity for a buyer to create a fantastic family home.

Located between Davington and Oare, Ham Road benefits from a semi-rural location with the picturesque landscape of Oare Marshes right on the doorstep. The marshes form part of a registered nature reserve and special protection area, as well as a site of special scientific interest. They along with the Saxon Shore Way footpath and both Oare and Faversham Creeks provide idyllic countryside to be enjoyed. The property benefits from the best of both worlds however, as Faversham's bustling town centre is only half a mile away.

The property is surprisingly spacious. On entering the house you find the entrance hall, off which you discover the great proportioned living/ dining room. The living room, which covers the width of the property, benefits from a large window to the front and French doors to the garden at the rear of the property - creating a space with natural light and an open feel. The room also boasts a feature fireplace.
Towards the rear of the property is the kitchen/ diner, which is of substantial size and benefits from views of the rear garden. Off the Kitchen is a practical and useful utility room, through to downstairs w/c with large Butler sink.
Accommodation downstairs also includes the integral garage, which offers exciting development potential (subject to planning) and the third double/ guest bedroom which benefits from its own shower.

Upstairs you discover the generously sized master bedroom, with built in wardrobes and en-suite; with w/c, basin and bath. The second bedroom is also a commodious double bedroom and benefits from its own en-suite with w/c, basin and shower.

Outside the property benefits from being situated on a substantial plot with generously sized gardens to both the front and rear of the property. The front garden is laid to lawn with a drive, providing off street parking for one car in addition to space for another car in the large garage. The rear garden is benefits from a large patio at the rear of the home and ample lawn. The garden contains many established trees and bushes leading up to the edge of the property boundary, which provide it with a secluded and private feel.

Faversham’s bustling, historic town centre is just a 15 minute walk or three minute drive from Ham Road. The town centre is full of independent retailers, coffee shops, pubs and restaurants, as well as a popular market held three days a week. Held under the iconic Guildhall; Faversham Market is believed to be the oldest in Kent, having been recorded in the Doomsday book in 1086.

Faversham is steeped in history with its oldest building dating back to 1234. A lot of Faversham's character comes from its charming architecture with buildings surviving from the medieval, Georgian and Victorian periods, through to the present day. The town is also home to Britain's oldest brewery - Shepherd Neame.

The town contains several both ‘Good’ and ‘Outstanding’ Ofsted rated schools at both primary and secondary level.
