Description
A wonderful five-bedroom house on Clapham’s Briarwood Road with a peaceful, south-facing walled garden. One of a handsome Victorian terrace of five red-brick houses, it has been lovingly renovated by the current owners to create a refined and elegant home which celebrates its incredible proportions.

Setting the Scene

The house is fantastically located on the peaceful Briarwood Road, a short walk from the independent shops and restaurants of Clapham and its large, sprawling common. Notably, the house neither faces nor backs onto any other houses, so is hardly overlooked despite its location. It was built circa 1900 by a local architect who was heavily involved in the construction of Clapham’s residential homes. Over time, the current owner, an artist, has extended and renovated the house. They have combined modern interventions, such as the marble-topped stainless steel kitchen, with a selection of original features: Decorative cornicing, ornamental door surrounds and the restoration of many of the working fires.

The Grand Tour

Entry is across a front garden, bordered by olive trees, to a front door framed by a curved wooden porch. The white-painted porch has engaged columns to each side and the door opens into a wide hallway. A formal drawing room lies to the right; a fantastically bright room that is illuminated by a large bay window and warmed by an open fire.

A snug lies behind the sitting room; a more intimate space, this is painted a muted green, with the focus firmly on incredible patterned tiles which clad the hearth. This room opens through original glazed French doors into an internal courtyard, which once would have formed part of the pathway into the rear garden and is now home to a bay tree. Adjacent is a useful utility room and downstairs WC.

At the back of the house is a voluminous open-plan space with a large dining area and kitchen beyond, beautifully illustrative of the marriage between old and new found throughout the house. The owners have painstakingly exposed the original brick wall and retained a set of glazed floor-to-ceiling French doors, uniting these details with exposed industrial structural pillars and a row of three new skylights. A clever built-in wooden bench that matches the floorboards sits in the middle of the room. The kitchen uses a refined palette of materials; a cream-painted panelled splashback, open wooden shelves, stainless steel cabinets and a luxurious marble countertop.

The master bedroom is on the first floor and is a lovely room, painted a sunny yellow and flooded with light from another remarkable bay window. It holds an array of bespoke cabinetry; from a built-in window seat to smart fitted cupboards. This room has a working fireplace, with a wooden mantlepiece and decorative tiles to each side. A doorway opens into a large en suite bathroom with a freestanding bath, a separate marble-tiled shower and a sash window framing views of the garden.

There is another generous double bedroom on this floor, with black-painted sash windows that overlook the garden. Upstairs, on the second floor, are three further double bedrooms, some of which are used by the current owners as their studio spaces and studies. The bedroom towards the back of the house has its own private, although unofficial, south-facing balcony, with glazed doors opening onto it. There is a shared family bathroom on this floor.

The Great Outdoors

The walled garden to the rear is a tranquil, secluded spot framed by flowerbeds and crawling plants covering the walls. The area is brilliantly leafy and verdant with an array of green spaces nearby; Clapham Common is a stone’s throw from the house whilst Battersea Park is slightly further afield.

Out and About

Briarwood Road is brilliantly located in the charming village-like Clapham, and close to a wide range of independent shops, restaurants, delis, cafes and galleries. Close by is the celebrated Ginger Pig butchers, Gail’s bakery, and Neu Ground cafe. There is also the Michelin star restaurant Trinity, The Bobbin gastropub and Clapham Picturehouse. There are an excellent selection of local state and private schools including Eaton House, Parkgate School, Thomas’s and l’Ecole de Wix Lycée Français.

Clapham North and Clapham Common Underground stations are on the Northern Line, and Wandsworth Road connects citywide via the London Overground.
