Why you'll like it
The Victorians are celebrated for their beautiful architecture; building generous family homes with high ceilings, wide bay windows and intricate plasterwork features. This home has all these qualities and more, and it is perfectly juxtaposed between the amenities on Boundary Road, Portslade Station and the beach. Built towards the end of the period, it has a Tudor-revival façade with the archetypal gable, white render and wooden beams which the current owners have picked out against the white in cool French grey.

It is set back from the road behind a neat front garden with white pebbles and a Japanese maple tree with colours that change throughout the seasons. You approach up a wide path, to where the front door opens outwards – a feature which takes its inspiration from Finland where it is considered more practical maximising the utility of porch space.

From the moment you enter, the quality finish is evident in the pristine, chalk-white walls and solid oak flooring which runs along the hall and into the through-living and dining room to the left. The original renovations began 12 years ago when the owners set about breathing new life into every room. Updated electrics, new heating systems and new plasterwork were required, but they went to extra lengths to replace almost every window with energy efficient double glazing, and ensured the floors were fully insulated below the boards. Even with the traffic of a family running through these rooms over the years, they look like new, which is testament to their quality.
As a through living and dining room, this is a very large space which could have any number of uses depending on the age of children and work/life requirements. The ceiling is gloriously high and is adorned with the classic cornicing of the era, while ample glazing on both sides brings natural light right through the space. An attractive period fireplace and mantel are not currently used as the chimney has been capped – but this could be reopened by a professional if need be. Traditional cabinetry has been built-in to the alcoves to include concealed entertainment systems with book and ornament shelving above. This is a room which invites both entertaining and family time with room for formal dining to the rear where French doors open to the decking so you can spill outside during the warmer seasons.
Passing deep under stairs storage, the kitchen is another beautifully designed room with Belgian Blue limestone flooring paired with white Shaker units and solid oak worktops. Within these, the induction hob has been set back within the original fireplace hearth for a streamlined finish and the butler sink has been seamlessly cut-in. A full height fridge and freezer, dual ovens (inc. Microwave), a washing machine and a dishwasher have also been integrated, and this room has underfloor heating. There is space for a kitchen table by a large picture window overlooking the garden, and a spacious ground floor cloakroom sits at the far end – an essential in any family home.

You can access the garden from either the kitchen or the dining room, so the whole ground floor and garden has a sense of flow during summer. Recently fitted, the Siberian larch decking offers both form and function to the space as it is particularly hardwearing due to a high resin content and is built to last. It has natural drainage and a neat appearance. You can sit out here in the sunshine all day as the garden faces south, and due to its position on the road, it is not overlooked. There is a lush green lawn for children to play in the dappled shade of both a pear and an apple tree, plus a pale-pink, flowering magnolia tree which will bring colour and beauty for years to come. A shed was built for garden tools and furniture, and a rear gate has access to a twitten so you can bring bikes, buggies and muddy paws through the back, rather than traipsing them through the immaculate house.

A flight of stairs takes you to the first-floor split-level landing where there are three double bedrooms and the family bathroom. Two of these rooms are south facing and two have period fireplaces which add character to each room. They are light and airy rooms with high ceilings and an immaculate décor throughout, plus all have been laid with the same, beautiful oak flooring as the living room below. The master bedroom spans the front of the house with a depth of view, taking your eye along the open street opposite to the rolling hills of the South Downs above the rooftops in the far distance. This view can also be enjoyed from the balcony accessible from this room. With a wide box bay window and a full height glazed door, this room feels particularly bright.

The bathroom originally housed a bath, but the family preferred showers so replaced it with a sizable wet-room. This has a fixed glass door and a rainfall showerhead to revive you in the morning, and a contemporary vanity unit sits below the basin. This room also has underfloor heating, plus a heated rail for your towels.

These homes were built with three-storeys, so the original period features continue up on the second floor with decorative fireplaces and original floorboards in both bedrooms. These are tranquil rooms which would be ideal for children or as home offices, but both are double, so they would suit all ages. The views only improve the further up the house you go, now revealing more Downland below big open skies, reminding you just how perfectly positioned the city is between the countryside and the coast.

Agent's thoughts:
This house feels warm and welcoming, and the quality of the renovation is clear from the moment you step through the door. Every room is immaculate and beautifully presented, so you can move straight in without changing a thing. It is bright with generous proportions, and it sits in a hugely popular location, so we are sure this property will be snapped up.

Owner's secret
"This house was a real labour of love to renovate – especially with young children in tow, but it was worth it as we are really happy with the result. It has been a joy to live in with so much space, so we never feel on top of one another, and we have all been fine working and studying together from home during lockdown. During the renovation, we made sure no corners were cut as we had intended for this to be our forever home. We wanted a finish that would last and stand up to a busy family lifestyle which it has in the 12 years we have been here. The area is incredibly friendly with lots of families, and a real community feel with plenty to entertain you nearby. We will miss our neighbourhood hugely, and living so close to the sea, but we are looking for a new adventure."
