Swepstone Hall is an imposing Victorian residence which is believed to date back to the 1860's. Originally built as the rectory to the nearby St Peter's Church, the architectural features are fascinating and reflect elements of the Gothic Revival style of the time, including pointed arches on windows and doors, front facing gables, blue brick patterns and courses, decorative trims above windows and fabulous stained-glass windows. Internally, the principal rooms are of grand proportions, having high ceilings with panel mouldings and deep skirting boards. The formal reception rooms are of particular note as is the magnificent open plan living/dining kitchen; many of the rooms have doors connecting them to a terrace and the gardens. Complementing the house is a substantial garage building and further outbuildings.

The Hall is set back from the road behind a brick wall and is further screened by trees fronting Church Street. The marvellous gardens and grounds extend to over four acres in all and include an extensive driveway with a turning circle, a tennis court, a large pond and paddocks.

The owners have carried out a significant range of improvement works since they purchased the property in 1995. This has included an extension, which incorporates the kitchen, roofing works, heating and plumbing works, installation of hardwood double glazed windows, and renovation of the high-grade garage building.

<b>Accommodation</b>
From the gravelled driveway steps lead into an arched porch with a heavy timber door which opens into a vestibule with half height painted wooden wall panelling, a stained glass window and Minton-type tiled floor. The floor tiles continue into a grand reception hall with painted ceiling beams and further painted wooden wall panelling. An oak dog leg staircase rises to the first floor. The hallway continues round to a stunning drawing room which has a wonderful bay window, set within is a deep window seat from which one can view the gardens and paddock land beyond. At the far end of the room are French doors. There is an attractive stone fireplace with an open fire and dog grate and built-in cupboards and shelving to one wall. Wide double doors open into the formal dining room, which has a stone fireplace, French doors opening to the garden terrace and oak flooring. Both of these rooms have high ceilings with raised mouldings, adding to their grandeur. Two pairs of French doors lead out to the garden terrace. Doors from the reception hall and the family room lead into a charming former chapel, which has exposed structural timbers and Minton-type floor tiles. This room would work well as a playroom. Double doors lead out to an enclosed courtyard with a range of outhouses.

The open plan living/dining kitchen is magnificent, measuring 41’10” x 19’6” (gia) with a lovely limed oak floor. The full height vaulted ceiling has three exposed King Truss beams, and a range of skylights and five pairs of French doors flood the room with light. The kitchen area has an lpg fired four oven Aga with an electric two oven companion and adjoining work surface with inset food preparation sink. A large island unit with wooden work surface is inset with a ceramic Belfast sink and incorporates cupboards and a dishwasher underneath. A half-glazed door leads out to a boot room with access to the courtyard. Completing the ground floor is a dual aspect reception room, which would be useful as a study or as an additional sitting room/snug.

An oak staircase rises from the reception hallway to the first floor with a superb stained-glass window. The master suite is fabulous; the bedroom has a fireplace and tall windows overlooking the gardens, paddocks and countryside beyond. Leading through to a large luxury en suite bathroom with oversized jacuzzi-type bath accessed via strengthened glass steps and set within a glass surround. Steps lead down to a half landing and two well-proportioned double bedrooms, both having built-in wardrobes, one having a cast iron fireplace and a charming window seat overlooking the terrace and gardens, the other overlooking the courtyard and having views of the church. Swepstone Hall is approached via a wide gravelled driveway off Church Street, with a turning circle and a range of trees which offer a good degree of privacy from the road.

At the front of the house an archway leads through to a charming cobbled courtyard which adjoins the chapel and has four brick outhouses, currently used as wood stores. A wide selection of shrubs run along the western elevation and a gravelled pathway with box hedging skirts the house along the southern and eastern elevations leading to a flagstone terrace with two attractive wooden pergolas and which is ideal for outdoor entertaining. On the south and east sides of the house are broad lawns, borders and raised beds with a selection of herbaceous plants and a selection of mature trees including a huge sweet chestnut. On the northern side of the house is a vegetable garden and a small orchard leading down to a tennis court, bordered by a wonderful high brick wall and Leylandii.

A stone ha-ha separates the gardens from two separate paddock areas of about 2.35 acres in total. In one paddock there is a timber field shelter and in the other a delightful pond; a gate opens onto an adjoining bridleway. Water and electricity are connected.

<b>Outbuildings</b>
A brick-built garage block comprises two double garage bays and an open fronted car port at the side with greater clearance for a caravan or tractor. Water and power are connected, with a WC. Both garage bays can be accessed from a central lobby, which has a fireplace. Stairs lead to a galleried landing and two generous rooms, each having sky-lights, night storage heaters, and additional storage within the eaves.
