House For Sale £4,500,000
Fort Road, Guildford, Surrey GU1.

Description
Chantry Dene was designed in 1907 and built in 1908 for a local timber merchant Arthur Moon by architect T.R. Clemence of Clemence and Moon in an Arts & Crafts style. Thomas Clemence (1863-1947) practised mainly in Guildford and his commissions included many large houses in Guildford including Beechholme and Langton in Warwicks Bench, Downlands in Fort Road and Pilgrim's Lodge in White Lane. He also built many landmark pubs in Surrey for the Friary Brewery and Youngs Brewery. Roger Fry, the art critic and a member of the Bloomsbury set, lived at the house in 1910 whilst having his own home built nearby.

The house was Grade II Listed in 2002 and described as a handsome Edwardian butterfly-plan house of 1908 'with a striking curved belvedere with three leaded lights surmounted by an octagonal wooden cupola with copper dome and metal weather vane…. And a semi-circular domed porch supported on two Tuscan columns and two piers.'

Edwardian butterfly-plan houses are rare and the house was regarded as of sufficient architectural quality with interesting features for it to be listed. The listing also draws attention to the 'Venetian windows to either side of the pebble dashed gables and the two-storey canted bay window'. The garden/south elevation has 'a recessed central bay with dormer with curved gable below which is a five-light square bay with mullions and transomes and leaded lights. The ground floor has four columns to the loggia with balustrading above.' Furthermore, the two principal south-facing reception rooms and study contain round-headed apse-like cupboards.

The splendid gardens are of approximately one acre and its natural south slope is arranged in wide terraces with magnificent brick and flint walling; the bottom lawn was formerly a tennis court. The garden is flanked by screening trees but nothing is allowed to interfere with the magnificent panoramic views across to The Chantries and beyond.
The current owners bought Chantry Dene in 2003 and undertook an extensive renovation, repurposing rooms to better effect for modern family living. One example included converting areas once used as servants' quarters and the original kitchen back to a large kitchen, family room and larder. Upstairs, a magnificent master bedroom and en suite bathroom has been created together with a further two large bedrooms and another bathroom on the first floor. A further three bedroom and bathroom complete the top floor.

Planning permission was awarded in 2010 and extended in 2013 to extend the family part of the kitchen and convert the existing garage and workrooms underneath into a two floor nanny/au pair annex and utility with a link the main house and to build a separate large replacement garage with a studio underneath. The current owners have completed the erection of the garage and studio but have not extended the family area and converted the old garage. There are also extensive cellars with natural light which also represent a further development opportunity subject to the usual permissions and consent.
