2 bed Flat For Sale £475,000
Richmond Road, Leytonstone, London E11

Description
All viewing spaces have now been filled for this property. Guide Price £475,000 - £500,000. This beautifully stylish and spacious two bedroom Abraham flat is the perfect home for those seeking to live in the warm and welcoming community of Leytonstone. Full of charm and character, this stunning property lies in easy reach of three train stations and comes with its own private back garden.

Coming complete not only with the freehold, this property also has its very own claim to fame – noted by the English Heritage blue plaque displayed proudly on the front external wall. Why's it there? Well, this flat was the home of Sgt Douglas Webb until he was 18, a true hero of World War II. Not only did he fly 27 missions as a Lancaster Bomber gunner, he was also selected for the 617 Squadron, giving him the rare position of being one of the famous Dam Busters – he even made an appearance in the film!
Now on with the tour…

As you enter through the private front door, kick off your shoes and follow the gorgeous floor tiles of the windowed entrance hall up the stairs and straight into this fantastic first floor flat, built in the popular Abrahams maisonette style – a very particular feature of this East End area.

First, let's head right down the hallway into the roomy and bright living room which spans the entire width of the flat. The sensational sense of space is accentuated by the fact that this homely hub is bathed in brilliant natural light, thanks to the newly fitted, wooden sliding sash, double-glazed large bay and double windows, overlooking the tree lined street.

The floor is beautifully laid with engineered oak flooring and the large, traditional style fireplace creates an eye-catching focal point to this lovely social space. Fitted with alcove shelving either side of the fire, the room also offers enough space for a dining table for eating, playing and entertaining.

Heading back out into the hallway take your immediate right into one of two gorgeous double sized bedrooms, currently used as a nursery but would work equally well as a guest room, office space or even a combination of the two – whatever best suits your needs. Bright, fresh decor and the large window bring plenty of light into this room too, and the built-in storage cupboard is a handy additional feature.

As you leave this room, you'll see a flight of cosily carpeted stairs directly in front of you, which lead into the incredible double bedroom tucked away up in the loft. Perfectly private, it has a large window to the front aspect and double Velux windows to the rear – another fantastic space benefiting from plenty of light. In a uniquely unusual twist, this room also features a hidden, inbuilt cupboard and two drawer units, which have been cleverly recessed into the eaves without encroaching into the main room. Through the cupboard there is also additional space in the eaves allowing for even more storage.

As you head back down the carpeted stairs, a small flight of additional stairs bring you into the large L-shaped kitchen/diner, again with engineered oak flooring and offering plenty of practical units and a neat and tidy boiler, unobtrusively fitted. Light has once again been maximised in this space, thanks to the side and rear aspect windows, light units and white tiling – plus the rear window overlooks your garden, a lovely spot to wash the dishes in the Belfast-style sink. There's space for your washer and dryer to sit neatly under the wooden worktops, and plenty of room for a large fridge freezer too. The units extend the full length of the kitchen, while still leaving ample room for a dining table near the side window, where you can enjoy your morning coffee.

Where the wider part of this room narrows into the length of the 'L', you'll find a door on the right that leads to the perfectly equipped family bathroom. Practical and stylish floor tiles and a lovely blue and white colour scheme is complimented by the subway-style wall tiles. The bathroom also features underfloor heating, perfect for those colder months.

Next to the bathroom of this impressive two-bedroom Abrahams style flat you'll note another door, which leads down a flight of stairs straight out through your rear external door and into your own private back garden. This has been attended to with the same stylish aesthetic as the rest of the property, opening out onto a lovely decked area, giving way to freshly laid lawn, flanked by stone and plant bed features to the edges and finishing with a smart, stone patio area and raised bed at the very end. With high fencing and an easy to maintain design, this garden offers the perfect little spot to catch some summer sun, host a BBQ or simply sit in peace and privacy with your favourite book.

While this two bedroom flat is packed with appealing features, the local area also has plenty to offer too. Newport Primary School is close by and in the property's catchment area, and for commuters, you can hop on board and travel on plenty of bus routes, or walk to one of three Overground/Underground stations within a breezy 15 minutes.

If you choose this delightfully attractive Abraham maisonette as your next home, you'll have access to a whole host of shops, bars and restaurants both in Leytonstone and neighbouring Leyton. Some local favourites include the Heathcote and Star (right at the end of the road), the Coach and Horses and Oceano Portuguese restaurant. Of course with its close proximity to central London, you can always head to the big city for a night out or some sightseeing, plus you have the gorgeous expanses of Hollow Ponds and the Olympic Park to explore in your free time.

A few words from the seller...…
'We have lived in our flat for over 3 years, during which time, we have lovingly created a space we are extremely proud to call home. The location is perfect. Richmond Road (which has been labelled 'King of the Roads' by friends who live close by!) is very quiet but we are just a 2 minute walk away from the foodie delights and independent shops of Francis Road. We have some great pubs and bars on our doorstep and both Leyton and Leytonstone tube stations are a short walk away. We hope that whoever lives here next, enjoys it as much as we have. We will miss it'.
