Description

Church Place is a beautiful Grade II Listed old rectory, nestling in the heart of the village with views over the C12th Church of Augustine of Canterbury.

Tucked away behind a lovely old brick wall, Church Place is quintessentially a loved family home that now comes to the market for the first time in 25 years. With a seemingly timeless elegance, the house has an effortless flow with rooms all interconnecting centrally and via each other. Natural light floods the house from deep Georgian sash windows throughout, most particularly, the 18 pane sash spanning all three floors via the main staircase. The original wooden shutters are still in situ and working. The handsome front door, with its ornate fan light and glazed side panels makes an impressive entrance to the house. The welcoming central hallway affords views through to the orangery and garden beyond. Either side of the hall are two generously proportioned reception rooms, presently used as a dining room and family sitting room respectively. Both have open fireplaces and the sitting room has a wall of built-in bookshelves. Steps up from the hallway open to a West facing lobby with doors to the garden, where presently the grand piano has pride of place. The kitchen, orangery and drawing room form the south facing rear of the house, all interconnecting via two sets of wide double doors which, when the occasion warrants, can be opened to form one glorious large space to entertain in. The elegant drawing room with its deep, full height West facing bay window, dado and picture rails, marble fireplace and detailed cornicing is a delight. The orangery, added by the present owners to connect the South facing aspect of the house, is a stunning room. Three sets of fully glazed French doors with fan lights above open to the stone terrace beyond. The large roof lantern optimises the light at all times of the day and there is a floor hatch which opens to an old, brick vaulted wine cellar. The welcoming kitchen boasts an Alpha range cooker, Maple wood units under granite worktops, double butler sink and a walk-in larder. A window seat looks out over the Parterre box garden beneath. From here, a rear corridor leads on to the utility room and two small storage rooms. Also on the ground floor is the snug/tv room and cloakroom with shower.

The stunning staircase rises and returns from the hallway, with its elegant cut string design and graceful curving handrail, arriving at a generously proportioned galleried landing. The principal bedroom, with its open fireplace and detailed cornicing, is a peaceful room overlooking the church. The en suite bathroom has a cast iron freestanding bath, double marble vanity unit and fitted wardrobes. There are three further bedrooms on the first floor, two with en suite shower rooms and a family bathroom. Stairs rise again to the second floor where there are four further bedrooms, three with pretty Victorian fireplaces and a family bathroom.

Church Place is a peaceful retreat in an idyllic location with the space inside and out for friends and family to gather and enjoy.

Church Place is approached by two separate driveways. The front entrance being behind tall wrought iron gates that sweep round to the front of the house. The gravel drive provides plenty of parking and is bordered by mature flowerbeds under planted
with numerous snowdrops, aconites and spring bulbs. The large, terraced gardens are completely private and a delight. The stone terrace opening from the orangery, is bordered by an old brick wall clad with roses. To one side is the delightful Parterre and from the other, steps rise to the large lawned terraces above where the vegetable garden, fruit cages and tennis court can be found. At the top of the garden is a mature copse underplanted with snowdrops and spring bulbs and together with the old Yew tree affords shade on hot summer days. Steps also lead down to another large lawn, making an ideal childrens play area. This is where the rear drive enters the property, providing further parking, a double garage, separate one bedroomed annexe and a greenhouse.

Also accessed from the rear driveway, situated directly below the kitchen, is the old dairy, presently used for storage, but subject to the relevant planning consents could make a quirky and interesting addition to the main house.
