The Business
This long established Scottish Tourist Board 3 Star Guest House has been run by the owner couple since they purchased the original property in the early 1990's.
The past 27 years have seen the couple successfully expand the business, the first Guest House in Shetland to provide all en-suite accommodation.

Situated on a side road on the south side of Lerwick overlooking the spectacular 'sooth mooth' of Lerwick Harbour, the business caters for up to 16 guests, including both tourists and also regular business visitors, many providing repeat business, in 9 spacious, easily accessible en-suite rooms, each with TV's and tea / coffee making facilities. Wi-fi is available throughout the property.

Accommodation is presently provided on a B & B basis although the provision of evening meals is certainly something that could be revived. Although all the bedrooms are currently used by guests, there is plenty of scope for part of the property to be used as owner's accommodation as has been the case in the past.

The Property
The substantial detached property was originally purchased in 1991 and later extended as the business was successfully expanded. A refurbishment programme in recent years has seen all the bedrooms redecorated to a high standard.

Entry is from a large tarred parking area to the rear of the building where a double glazed porch provides a pleasant seating area and leads to the main hall / reception area.

Off the hall is the very spacious and comfortable guest lounge (approx. 6m x 5.8m) which has a large window area to the east and south allowing for lovely views over the bay of Breiwick and beyond to the Knab and the island of Bressay in the distance. The lounge leads through to the dining room, again another large space enjoying the views, with dining between the lounge and dining room for 20 people, the dining room also being accessible from the hall.

Off the hall are 4 bedrooms, 2 doubles and 2 twins, all of a good size and all boasting full en-suite facilities with WC, shower & wash hand basin. There is also a fully equipped kitchen, staff toilet and useful walk-in store.

A stair from the main hall leads down to the lower ground floor and a further five rooms, 2 doubles, 1 twin and 2 singles, all finished to the same standard, and another large store room. The lower ground floor conveniently has a further external door providing separate access from upstairs.

The property sits in its own garden area which includes a paved south-facing seating area to the side of the house.
