Wells Way, Camberwell SE5
previous price £925,000

Description
Glorious oversized 1860 home (which was once part of a large vicarage) of 1213 square feet, with an established part-walled east-facing rear garden. Find it a tiny walk from Burgess Park, and just a mile from Denmark Hill Station.

Enter and beyond your handy lobby, here's where we wish we could speak cubic feet - to explain just what you’ve really got here! Not that you’ll need to be impressed by solely ceilings - with a room that’s over 35 feet long! Be the envy of anyone who visits. You’ve got stripped floors, a wood burner with stone surround, and an easy theatre-style fitted kitchen (stainless steel cupboards plus wooden counters) plus loads of open book shelves. The space lends itself incredibly easily to entertaining.

At the foot of the room, beautiful box shutter work impresses in the enormous bay (painted wooden shutters grace the huge front west-facing Gothic-style windows too). Step outside the tall French doors and you have a beautiful circa 50 foot garden - which is well-established and gets delightful early sun.

Up the stairs you’ve got two enormous bedrooms - of over 17 feet by over 12 feet, and over 17 feet by nearly 14. The front bedroom is double-aspect with an attractive fireplace; the back bedroom’s got deep custom-made wardrobes to one wall, plus a lovely bay window onto garden vistas. Both rooms have their original boards underfoot.

The property’s bathroom sits between the bedrooms - with modern white sanitary ware, mosaic tiling, and an over bath shower.

Peckham and Camberwell and their respective stations (Peckham Rye and Denmark Hill) are both approximately a 15-20 minute walk for Overground and regular services. There are also lots of bus routes close by, to Elephant & Castle or Oval tube stations and beyond.

Central Camberwell is a short walk; Camberwell Church Street is home to some lovely eateries and drinkeries - we like The Camberwell Arms, Good Neighbour, The Pigeon Hole Cafe, Daily Goods, The Hermits Cave and Theo’s particularly, and you’ve also got Camberwell’s leisure centre and Victorian pool, on Artichoke Place. The Crypt is a Friday night must for live jazz underneath St Giles’ Church.

Local Camberwell parks (beyond Burgess - where you must check out lovely Fowlds Cafe, just off Addington Square) include Brunswick and Ruskin Parks, and Lucas Gardens. The churchyard at St Giles' Church is also a lovely spot.

Central Peckham gives you hip and happening Rye Lane with its rooftop bars, Peckham Levels, The Bussey Building, and handy high street shops and markets too. Bellenden Road has excellent independent restaurants including The Begging Bowl, Artusi and Ganapati.

Brixton’s close as well - just follow Coldharbour Lane all the way up. Here we like cocktails at Three Eight Four, The Ritzy Cinema, Japanese/Brixton fusion food at Tim Anderson’s Nanban, and Brixton Village for whatever food you fancy. Herne Hill, Dulwich, Bermondsey and Kennington are also a short bus ride or cycle for more options.
